Project Description: This project consists of a tenant improvement of approximately 12,840 square feet within the existing Hall of Justice building to provide new court facilities for the County of San Mateo Superior Court. sqr footage- 12,840 square feet The scope of work is limited to a partial remodel of the first floor to accommodate the new program, along with ADA upgrades throughout the existing first floor. All new work will be constructed in accordance with current codes as shown. However, it is not the intent or scope of this project to upgrade the existing building or modify its existing code classifications. Any code-related information shown is provided for reference purposes only to validate the tenant improvement approach. The program includes two (2) new courtrooms and associated spaces for non in-custody defendant use, along with a new furniture system customer service counter to replace the existing counter in the same location. Minor modifications to the exterior wall are proposed to support programmatic use. Scope of Work: This project consists of a partial Level 1 tenant improvement to the south/southwest half of Level 1 and alterations to the south and southwest exterior façade. The new build-out will consist of non-load-bearing interior partitions, suspended ceiling systems, floor and wall finishes, casework, HVAC, fire protection, electrical, and plumbing. Alterations to the existing south/southwest exterior façade include new intake and exhaust louvers, removal of an existing exterior door, infill of the existing opening to match the existing façade, and replacement of existing exterior windows with Level 3 ballistic-rated windows.
