Demolition, site work and addition to an educational facility in Jasper, Georgia. Completed plans call for the addition of a educational facility; and one-story above grade, 10-room educational facility.

The project involves classroom additions and modifications at Pickens Junior High School, managed under a Construction Manager/Contractor at Risk (CM/C) format. The preliminary scope includes two new 1-story free-standing additions at the ends of two existing classroom wings: one addition for building 4010 with 6 classrooms and support spaces, and one addition along building 4040 comprised of 4 instructional units. Additional work includes the replacement of 54 AC units with new CCI controls, installation of decorative fencing around exterior AC/heating units, demolition and removal of all hallway lockers with floor repair/refinishing, and demolition and removal of two mobile trailers at the rear of the campus. The CM/C will assist in establishing the final scope of work based on the district's established budget and will be required to provide services for a fixed fee, including a Guaranteed Maximum Price (GMP) and Guaranteed Delivery Date (GDD). Bidders must provide evidence of a current Georgia Business License, a current liability policy, a current Georgia State Contractor's License, and, upon award, a completed Georgia Security and Immigration Compliance Act document. Proposals must be typewritten or filled in with pen, signed in ink by an authorized officer or employee, with all corrections initialed by the signatory. All required forms must be completed and signed. Proposals will remain open for acceptance for 30 days and must be submitted in sealed packages labeled appropriately. Five hard copies and one electronic format are required. Proposals must include experience, personnel, project approach, fee details, and required submittals as specified. The awarded vendor must provide proof of required insurance coverages, maintain these coverages for the contract duration, and furnish a Certificate of Liability Insurance naming the district as additional insured. Performance, materials, and labor payment bonds in the amount of 100% of the GMP are required. Trade contracts will be between the CM/C and trade contractors, subject to district approval. The vendor may not perform any portion of the project with its own forces unless agreed upon. The CM/C will be at risk for project completion within the GMP, and all savings below GMP belong to the school district.
