Renovation of a multi-residential development in Aurora, Colorado. Completed plans call for the renovation of a multi-residential development.

**As of March 31st, 2026 this project has not yet been awarded. A timeline for the award has not yet been established.** The Department of Veterans Affairs requires remodeling of existing space into a residential rehabilitation apartment for spinal cord injury or disorder patients in accordance with construction drawings and specifications. Work includes demolition of walls, floors, ceilings, plumbing, electrical, and low-voltage systems, followed by construction of new walls, floors, and ceilings, and installation of plumbing, electrical, and low-voltage systems. The contractor will provide and install kitchen cabinetry, appliances, and a retractable, ceiling-mounted motorized kitchen table, as well as a bifold bedroom closet door. Additional requirements include installation of a quad electrical outlet in the storage closet, mounting of an electrically operated wave sensor accessible to wheelchair users, an additional nurse call pull cord in the main living area, and separate switches for circadian light fixtures. Infection Control Risk Assessment (ICRA IV) protections must be implemented during construction, and work causing disruption may need to occur outside normal hours at no additional cost. Contractor/Vendor will Construct New SCI Residential Rehab Apartment, Building H located at 1700 N Wheeling St, Aurora, CO 80045 The contractor must comply with all VA standards, OSHA regulations, AIA Construction Guidelines, Joint Commission Environment of Care Standards, and applicable building codes. A Competent Person with a 30-hour OSHA card and all on-site employees with at least 10-hour OSHA training are required. Responsibilities include protecting existing finishes and VA property, managing job-site access and security, implementing ICRA and Interim Life Safety Measures (ILSM), and maintaining a safe work environment. Submittals include a detailed project schedule, Site Specific Safety Plan, Job Hazard Analysis, material submittals, inspection reports, warranties, and as-built drawings. The contractor must provide all tools, equipment, materials, and qualified personnel, ensure HIPAA compliance, and maintain hazardous material inventories and SDS. Work must adhere to strict safety, fire prevention, and environmental protection standards, including permits for live work and hot work. Daily cleanup and proper storage of materials are required. The period of performance is 360 calendar days from Notice to Proceed, including 14 days for initial administrative tasks. Work will generally occur during normal business hours, with off-hours work permitted upon prior approval. Contractor personnel must obtain VA PIV badges and comply with parking and security requirements. Quality control measures will be enforced, and all work must meet VA acceptance standards. Location: Inpatient Building South (Building 4, also known as H), Rocky Mountain Regional VA Medical Center, 1700 N. Wheeling St., Aurora, CO 80045. Contract encompasses all materials and work necessary to comply with applicable codes, be field tested, be fully functional, and be installed in accordance with manufacturer's specifications. In accordance with the construction SOW the General Contractor will provide the following items and services. Required work includes but is not limited to these items. o Demolish walls, floors, and ceilings. o Demolish plumbing, electrical, and low voltage data and communication systems. o Construct walls, floors, and ceilings. o Install plumbing, electrical, and low voltage data and communication systems. o Provide and install kitchen cabinetry and appliances. o Provide Infection Control Risk Assessment (ICRA) protections during construction. o Work causing noise, vibration, dust, or possible disruption to normal operations shall be required to be done after normal working hours.
