Renovation of an elderly care / assisted living facility in Midland, Michigan. Completed plans call for the renovation of a elderly care / assisted living facility.
A certified check or bid bond for a sum of not less than five percent (5%) of the amount of the Proposal will be required with each bid. Technical questions shall be directed to Brian Yaw, City of Midland Assistant Facilities Manager at byaw@midland-mi.org. The scope includes the following: All apartments will remain occupied by residents during the construction period. While residents may be away during regular work hours, they are expected to return during non-work hours. Please take this into consideration when planning and executing any construction activities, ensuring minimal disruption to the residents' living environment. Ground floor, First Floor and Second Floor: i. Asbestos Removal 1. Include Labor, Material, Mobilization, Disposal Fee and Personal Air Monitoring Fee. 2. All waste shall be disposed of in a Type II Landfill as required by regulating agencies. 3. Follow all Local, State, Federal Guidelines. ii. Removal of Existing Patio Doors, Window, and Repairs 1. Contractor shall coordinate the removal of all demolition and construction material including waste by all subcontractors. 2. Debris shall be legally disposed of by all Local, State and Federal guidelines. 3. Clear interior and exterior area to remove existing window and patios doors and protect existing walls and flooring. 4. Removal of existing windows and patio doors without damage to surrounding substrates. 5. Schedule demolition work to coincide with installation of new work. iii. Installation of new patio doors and windows, reglazing of common area windows and doors. Contractor is responsible for all quantities and measurements of materials. 1. Furnish and install new vinyl patio doors and windows meeting the specifications listed from Exhibit A with Manufacturer's data sheets to be submitted. a. Patio doors basis of design - Crystal Window and Door Systems, LTD Vinyl Series 1600 Veka Sliding Door or equivalent. (Exhibit A) b. Vinyl Window basis of design - Crystal Window and Door Systems, LTD Vinyl Series 235 Projected Windows or equivalent. (Exhibit A) c. Clean and prepare surface installation surfaces and install per Manufacturer's instructions. a. Anchor door units and/or assemblies sufficiently to maintain permanent positions when subjected to normal thermal movement, specified building movement and specified wind loads. b. Protect installed products until completion of project. c. Final operating adjustment shall be made after glazing work is complete. Operating sash and ventilator shall operate smoothly and shall be weathertight when in locked position. d. Touch-up, repair or replace damaged products before Substantial Completion. e. Adjust all products, sash, vents, and hardware after installation, as necessary to provide proper operation and a weather tight installation. f. Remove all waste off site and legally dispose of existing doors, windows and debris generated from the installation of the new products. East Side Common & Connector Building: i. Asbestos Removal 1. Include Labor, Material, Mobilization, Disposal Fee and Personal Air Monitoring Fee. 2. All waste shall be disposed of in a Type II Landfill as required by regulating agencies. 3. Follow all Local, State, Federal Guidelines. ii. Reglazing of all aluminum doors and windows in both the Connector Building and East Side Common Areas. 1. Remove old glazing and glass, clean frames and doors to prepare for installation of new glass. 2. Install new glass panes matching original specifications. 3. Apply glazing compound/sealant and ensure airtight seal. 4. Allow sufficient curing time for glazing compound. 5. Clean all surfaces and work area thoroughly. iii. ADA Door Operators 1. Remove and replace all ADA swinging door operators with a new comparable ADA swinging door operator d. BRAND NAME OR EQUAL: If an item in this solicitation is identified as a brand name or equal, the product description reflects the characteristics and level of quality that will satisfy the City's needs. The salient physical, functional, or performance characteristics that "equal" products must meet are specified in this bid document. i. To be considered for award, offers of "equal" products of the brand name manufacturer, must1. Meet the salient physical, functional, or performance characteristic specified in this bid; 2. Clearly identify the item bya. Brand name, if any; and b. Make or model number; 3. Include descriptive literature such as illustrations, drawings, and product cut sheets; 4. The City will evaluate "equal" products on the basis of information furnished by of offeror or identified in the bid response. The City is not responsible for location or obtaining any information not identified in the offer. 5. Unless the offeror clearly indicates in its offer that the product being offered is an "equal" product, the offeror shall provide the brand name product referenced in the bid document.
