Remodeling and renovation of a municipal facility in Tualatin, Oregon. Completed plans call for the renovation of a municipal facility; and for the remodel of a municipal facility.

The project is a remodel of the Parks & Recreation Office. The scope includes the creation of two (2) additional office spaces, upgraded HVAC & electrical systems, and interior ADA improvements. The Work includes coordination with a separately awarded Owner-furnished contractor for installation of the building access control and badging system. The Contractor shall reasonably coordinate sequencing and access, including scheduling of wall openings, rough-in, and concealment of wiring, so as to minimize rework and avoid unnecessary demolition or patching. The Contractor shall begin construction Work within 30 calendar days of receiving the Notice to Proceed. Contractor shall reach substantial completion of all work by June 15, 2026. The Contractor shall reach final completion of the project no later than June 30, 2026. No bid shall be received or considered unless the bidder is registered with the Construction Contractors Board or is licensed by the State Landscape Contractors Board, as applicable, as specified in OAR 137-049-0230 Proposals must include a signed Proposal Form and Bid Security in the form of either a proposal bond or certified check in an amount equal to ten percent (10%) of the total bid. Proposal bonds may be submitted as scanned PDFs or digitally issued and uploaded through the Bid Portal. If submitting a scanned proposal bond, the original physical bond must be delivered to the City within five (5) business days following bid closing. Certified checks must be delivered in person to the City prior to the bid deadline; late delivery of certified checks will result in bid rejection. This is a public work, subject to ORS 279C.800 to 279C.870 and prevailing wage is required. Contractor must comply fully with the provisions of ORS 279C.800 through 279C.870. Contractor and subcontractors shall pay the Oregon Bureau of Labor and Industries (BOLI) wages to workers. The City may reject any bid not in compliance with all requirements and may reject for good cause any or all bids upon a finding that it is in the public interest to do so. Bids cannot be withdrawn within forty-five days (45) after the Bid Closing A single add alternate is also being requested with the following scope of work: Converting garage area to Conference Room including removal of garage door and replacing with storefront, removing drywall, placing insulation and replacing gypsum wall board. Relocating water heater into old shower, replacing electrical service/panel. Construction of accessible ramp and new doorway at existing window. Renovations to the existing Parks office to include: a. Placing accessible ramp to access facility through new conference room. b. Converting old multipurpose room(previous garage) to new conference room. c. Placing two new office in previous conference room. d. Removing entry door and placing fixed tempered window infill floor to raise to match existing floor level e. Replacing electrical panel f. Relocate hot water heater into new janitors closet g. Place new mechanical closet for furnace. h. Enclose chimney with new wall furing i. Place built-in casework in new conference room j. Convert restroom to lactation room.
