Renovation of an educational facility in Warren, New Jersey. Completed plans call for the renovation of a 51,470-square-foot, one-story above grade educational facility.

A. The Scope of Work for the Project is determined by the complete construction documentation, including all addenda thereto issued during the bid cycle, and the full Scope of Work is not limited by the brief summary of the Work provided here or in the Division 01 Summary of Work section, and including any Summary of Site Work section for projects involving exterior site improvements. Such "summaries" are issued to provide Bidders with a basic understanding of the general intent of the Project, and as such, the summaries are not exhaustive, all-inclusive listings of project scope. Absence of any specific detail in an offered summary does not remove such element from the Scope of Work presented by the complete document set. A. The Scope of Work includes the following: 1. The scope of work includes, but is not limited to, alteration of existing storage room and existing Kitchenette to create a single occupancy restroom. Upgrades include associated plumbing, mechanical, and electrical modifications to accommodate new restroom as well as new finishes and plumbing fixtures. The scope of this project includes, but is not limited to, alteration of existing storage room and existing kitchenette to create a single occupancy restroom at Woodland Elementary School. Upgrades include associated plumbing, mechanical, and electrical modifications to accommodate the new restroom as well as new finishes and plumbing fixtures. The Contract Documents define the full project scope. Bids will be received from a Bidder for a lump sum price for the entire project, all trades, all inclusive. Bidders must be pre-qualified by the New Jersey Department of Treasury, Division of Property Management and Construction (DPMC) in one of the following categories: (C008) General Construction or (C009) General Construction/Alterations/Additions. Bidders shall also either be prequalified for, or include documentation for prequalified subcontractors for, the following classifications: (C030) Plumbing, (C032) HVACR, and (C047) Electrical. Bidders and subcontractors for each of the major branches of work must be prequalified by the DPMC. Bidders shall submit with the bid a Certificate of Prequalification/Classification and Affidavit as to the Total Amount of Uncompleted Contracts for the Bidder and for all listed subcontractors. No modifications to the Instructions to Bidders, General Conditions, Supplemental Conditions, or Specifications will be permitted prior to bid acceptance except as may be allowed by addenda. Bids that propose modifications to the requirements will be rejected as non-responsive. Bidders are required to comply with all applicable statutes and regulations. An Initial Project Workforce Report (Form AA201) will be required from the successful Contractor. Bids must be accompanied by bid security in the form of a bid bond or certified or cashier's check payable to the Warren Township Board of Education equal to 10% of the amount of the bid, but not to exceed $20,000.00, and a Certificate of Consent of Surety. The successful bidder will be required to furnish additional bonds as specified. The Contract will be awarded to the lowest responsible bidder.
