The scope of work includes replacing, repairing, and maintaining selected areas of the existing protected membrane roofing system on the 2nd floor roofs of Building 200. This involves replacing pavers, maintaining or replacing flashings and drains, removing unused equipment and supports, and installing fall protection handrail systems where required. Additional work includes installing stairs between roof levels and crossover steps for pipes and obstacles, removing vegetation and accumulated debris, and disposing of it properly. A deductive bid item covers removing the current single-ply roof area and existing gypsum plank deck and replacing them with a new steel deck and single-ply roof system. All work must comply with Hydro-Tech requirements and procedures to maintain the existing warranty and be performed in accordance with 100% Construction Documents issued by Guidon Design, Inc. Contractors must verify all measurements and material quantities, inspect the site before starting work, and provide an Existing Site Conditions report with photos to the Contracting Officer. Any changes to the scope require express authorization from the Contracting Officer.
