Renovation of an educational facility in East Brunswick, New Jersey. Completed plans call for the renovation of a 47,600-square-foot, one-story above grade educational facility.

Disclaimer: If you are interested in bidding on this project, you MUST purchase bid documents from Parette Somjen Architects by calling 973-586-2400 The project scope includes but not limited to, replacing the entire existing roof system at the Irwin Elementary School with a new multi-ply layered built-up roof membrane system to match the district standard. The existing roofing system will be removed in its entirety down to sound substrate and a modified bitumen multi-plyroofing system with insulation will be installed. Perimeter metal edge, roof drains, and flashings will also be replaced as indicated. Existing roof top unit curbs will be flashed and associated ductwork will be extended. Sealed bids will be received for Roof Replacement at Irwin Elementary School, Bid Number 2026-07, as a single overall contract (one lump sum for all trades). Bids must be made on the provided proposal form and enclosed in a sealed envelope with the bidder's name, address, and project name or bid number on the outside. Each bid must be accompanied by a certified check, cashier's check, or bid bond payable to the East Brunswick Board of Education in an amount equal to ten percent (10%) of the bid, not to exceed $20,000. No bid may be withdrawn for 60 days after opening. The Owner reserves the right to reject all bids and waive minor defects. Bidders must be prequalified by the New Jersey Department of Treasury, Division of Property Management and Construction, in specific categories including (C008) General Construction, (C009) General Construction/Alterations/Additions, (C068) Roofing Membrane Modified Bitumen, and (C070) Roofing-Built Up. Subcontractors for certain trades must also be prequalified. Bidding shall conform to all applicable requirements of the Public School Contracts Law and other laws and regulations. Bidders are required to comply with equal opportunity and affirmative action requirements. Bidding Documents will be available for inspection at the office of the Architect. WORK IDENTIFIED IN CONTRACT DOCUMENTS A. The Scope of Work for the Project is determined by the complete construction documentation, including all addenda thereto issued during the bid cycle, and the full Scope of Work is not limited by the brief summary of the Work provided here or in the Division 01 Summary of Work section, and including any Summary of Site Work section for projects involving exterior site improvements. Such "summaries" are issued to provide Bidders with a basic understanding of the general intent of the Project, and as such, the summaries are not exhaustive, all-inclusive listings of project scope. Absence of any specific detail in an offered summary does not remove such element from the Scope of Work presented by the complete document set.
