Renovation of an educational facility in Redmond, Oregon. Completed plans call for the renovation of a educational facility.
The work consists of removal and disposal of the in-service steep-slope roofing assembly, replacement with new sheet metal saddles, self-adhering flashings, synthetic underlayment, installation of new continuous exterior insulation, and new asphalt composition shingles. Rehabilitation on the in-service low-slope roof assembly with a fully-reinforced liquid applied roof restoration system is also included. There is targeted stucco removal and replacement with direct-applied stucco at locations around openings where new flashing is to be installed per details. This scope does not address unforeseen structural deficiencies, mechanical systems, or other building systems not directly impacted by the proposed envelope renewals. Existing construction documents were not available; assumptions were made about the existing roofing assembly based on field observations and non-destructive moisture scanning at select areas noted in the photo appendix. Bids must be submitted on forms furnished to the bidders, in a sealed envelope plainly marked with the project name and bidder’s information. Each bid must be accompanied by an unconditional cashier's check, certified check, or surety bond in the amount of ten percent. Bid documents may be obtained from the provided website. Any objections or comments upon the bid specifications must be submitted in writing at least seven calendar days before the bid closing date. Bidders must be licensed by the appropriate board as required by state law and comply with prevailing wage rate laws. Each bid must identify whether the bidder is an Oregon resident bidder. If the contract amount exceeds $100,000, a first-tier subcontractor disclosure form is required. If any person contemplating submitting a bid for the proposed contract finds discrepancies in, or omission from, or is in doubt as to the true meaning of any part ofthe drawings, specifications or form of contract documents, they may submit to the Owner's Project Manager a written request for an interpretation thereof to be received in the office of the Owner's Project Manager no later than SEVEN (7) calendar days before bid, before 2:00 PM local time. The person submitting the request will be responsible for its delivery prior to the time of closing.
