The University of Colorado Denver Anschutz Medical Campus anticipates using a Construction Manager/General Contractor (CM/GC) approach to project delivery. A Guaranteed Maximum Price (GMP) and an updated project duration schedule will be established by the Architect/Engineer and the Construction Manager/General Contractor in conjunction with the University of Colorado Denver Anschutz Medical Campus. The CM/GC will evaluate, among other things, availability of materials and labor, project schedule, project costs as they relate to the established budget, constructability, and will work closely with the Architect/Engineer and the University of Colorado Denver Anschutz Medical Campus throughout the planning, design and construction phases of the project. Reference Number 0000410316 SCOPE OF SERVICES The awarded Contractor shall be responsible for the construction and repair of deficiencies identified in Phase 1, which includes four (4) underground vaults numbered 11, 12A, 12B, and 13 located on the Anschutz Medical Campus. The work includes repair of structural, steel, mechanical, and electrical deficiencies as identified in the project plans and specifications issued as part of this Advertisement for Bid. The scope includes all items shown or described in the project drawings, specifications, and project manual. In addition, the Contractor shall be responsible for performing all services required under the Agreement, including compliance with all terms and conditions. Bidders are responsible for reviewing all contract documents to ensure a full understanding of project requirements and contractual obligations. The scope of services includes providing full Construction Contracting Services for the project throughout the construction and warranty periods, as required by the Advertisement for Bid. The Contractor shall serve as the prime vendor to the State and perform all tasks customarily required of a General Contractor. Bidders shall refer to the drawings, specifications, and supporting documents contained in the Appendices to fully understand the complete scope of the project. Per C.R.S. 38-26-106, if a contract amounts to $150,000 or more, the contractor awarded contractor shall provide payment and performance bonds not less than 50% of the value of the contract.
