Renovation of a museum in Union, New Jersey. Completed plans call for the renovation of a 3,475-square-foot, two-story above grade museum.

Kean University seeks experienced, qualified bidders for the Townley House Historical Rehabilitation Project. This project involves the rehabilitation of an existing historic building on the Kean University campus. The two-story, 27-foot tall James Townley House contains a total floor area of approximately 3,475 square feet. The building was constructed in the 1790s and 1820s and is listed on the New Jersey and National Registers of Historic Places. Coordination with the University, Architect, and NJ Historic Preservation Office (HPO) is a requirement, and any deviations from approved plans must be resubmitted to the HPO for approval. The contractor must develop detailed pricing and shop drawings for each proposed Alternate, which must also be approved by the HPO before the University can proceed. This requirement must be included in the project schedule and costs. The project includes both interior and exterior rehabilitation, maintaining the historic character while updating the building’s interior, exterior enclosure, and providing handicapped accessibility to the first floor. The interior work involves rehabilitation of all interior areas; most finishes are failing and will be repaired or replaced as needed. Historic trims, bases, and moldings will be repaired where feasible, or replaced in kind if not. Historic wood floor surfaces will be refinished where possible, and new floor finishes will be used in the toilet room and kitchen. Non-historic doors will be replaced and historic doors repaired where feasible. Windows will be repaired and restored where feasible, otherwise replaced to match existing. New electrical, HVAC, and plumbing systems will be installed and concealed where possible. An accessible interior ramp will connect the two levels of the first floor. Two small exterior condensing units will be screened by fencing and landscaping. Bidders must submit their bids electronically in PDF format. Each bid must include a bid bond of 10% of the bid amount. The successful bidder must furnish Performance and Payment Bonds, each equal to 100% of the bid amount. Documentation of good faith efforts to meet Small Business Enterprise (SBE) set-aside goals must be provided. Participation in a Pre-Bid Conference is suggested but optional, and bidders must schedule job site visits in advance.
