The project budget is currently set as follows. The District reserves the right to adjust this amount. Construction Cost $41,500,000 SCOPE OF SERVICES The District is requesting a full-service proposal aligned to meet the requirements of this project scope. The following scope of services should be assumed as R espondent s develop their cost proposals. Any clarifications, assumptions, or modifications to the proposed scope should be sent to the Sr. Buyer by the question's deadline listed on the front page of this RFP. A. General 1) The A/E shall develop design options and comparative evaluations to define the arrangement and character of spaces needed to meet the development goals in a manner that provides, first dollar value, low operation costs and long-term building performance. 2) The A/E shall provide engineering services related to structure, fire protection, plumbing, HVAC, electrical systems (including power, lighting, and life safety), telecommunications and data, and audio-visual systems. Direction will be given by and coordination required with RUSD Facilities and RUSD IT department. Coordination with RUSD consultants such as A/V, Sound, and security is required by A/E. 3) The A/E shall also provide civil engineering services. Required engineering services are to be determined by project (not all projects will need all services, i.e., landscape architect, exterior masonry evaluation consultant, acousticians, food service, district roofing consultant, etc.). If these services are required, the A/E must list them in their proposal. 4) The A/E shall be responsible for all local building and zoning approvals and other local, state, or federal approvals. Architect shall lead p re -review meetings for zoning, fire chief/department, Department of Safety and Professional Services or other required municipality or state review entities. 5) The A/E shall be responsible for preparing agendas and meeting minutes for all meetings facilitated by the A/E during the design phase. Meeting minutes must be distributed within 48 hours of the meeting. A/E shall review budget and schedule at every design meeting. It is assumed that the CMaR will facilitate the meetings during the bidding and construction phase of the project. Typical meetings shall not exceed 45 minutes. Located in southeastern Wisconsin, RUSD is the fifth-largest school district in the state, serving seven (7) Cities and Villages covering 100 square miles. The District has 2,400 Staff Members and Professional Staff and more than 16,000 students. The District's BOE is made up of nine (9) board members. The District is seeking A/E services for a proposed school remodeling project located at 1901 12th St., Racine, WI 53405 as part of the RUSD referendum project. The project consists of modernization of classrooms, bathroom upgrades , infrastructure improvements , building maintenance, and safety and security updates. RUSD will own all facilities and will act as the Owner. CG Schmidt will serve as the Owner's Rep/Construction Manager as Advisor. INITIAL QUESTIONS DUE: 1/29/26 @ 10 AM CST Architectural and engineering services are required for Park High School. The services pertain to both professional and non-professional architectural and engineering consulting activities, as indicated by the listed commodity codes.
