Demolition and renovation of a mixed-use development in Princeton, New Jersey. Completed plans call for the renovation of a industrial development; and laboratory facility.
The Subcontractor shall provide all materials, labor, supervision, equipment, and expertise required to replace the roofs and specified components for the following buildings: C50 - ESAT Building, C52 - PLT Power Building, C60 - C Site Pump House, and D45 - Rad Waste Handling Facility. The scope includes demolition and removal of existing roofing materials such as membrane, cover board, insulation, metal trim, flashing, coping, and other accessories. Stone ballast on ballasted roofs shall be removed and recycled, with documentation provided. Additional roof elements such as wood blocking, roof drains, gutters, scuppers, downspouts, and metal concrete roof panels shall be inspected and replaced as specified. Abandoned equipment shall be removed or temporarily relocated as necessary. The contractor is to furnish and install specified insulation, coverboards, EPDM membrane, counter flashing, copings, expansion joints, and related components to meet manufacturer's warranty requirements. The new roof system shall achieve a minimum insulating value of R-30, provide flexible walkway pads, use materials supplied by Carlisle Syntec Systems, and come with a 30-year manufacturer's warranty and a 2-year installers warranty, covering incidental membrane punctures, hail damage, and wind. Roof perimeter guardrails, raised curbs, vent modifications, new or replaced drains and scuppers, system overlap with written compatibility confirmation, temporary relocation of fall protection systems, installation of secondary drainage, and coordination with PPPL on asbestos mitigation and equipment disconnection is required. All roof fans and equipment must be salvaged, protected, and reinstalled.
