The requirement covers repair, maintenance, modification, modernization, and replacement of mission and industrial HVAC and refrigeration systems that support specialized laboratories, energetic workspaces, industrial facilities, VTC rooms, computer rooms, and other technical environments. Work includes handling systems such as process refrigeration, laboratory environmental controls, compressed air and gas systems, laboratory plumbing, industrial dehumidifiers, 100% fresh-air HVAC for energetic areas, mission-specific heating and cooling equipment, CRAC units, chillers, air handlers, steam heating equipment, air-balancing services, ductwork repairs or replacement, mechanical ventilation, exhaust and hood systems, vehicle exhaust removal systems, air compressors, filtration and indoor air-quality systems, air monitoring systems, and humidity control systems. Repairs and modifications must be performed by qualified technicians and engineers familiar with the specific manufacturers and proprietary equipment installed across the facilities. For upgrades, modifications, and new systems, the contractor must provide written quotations, repair sequences with schedules, and submittals for major components. All activities require coordination with the COR and facility representatives, with the contractor supplying all necessary parts, components, tools, and test equipment unless otherwise specified. Substitution of non-manufacturer components requires prior approval. Documentation requirements include providing warranty materials, maintaining updated service and repair records, and notifying system users of any deficiencies prior to departure from the site.
