Perform annual and semi-annual inspections, maintenance, safety testing, and performance tuning on all high-pressure and low-pressure condensing boilers located at the Carl T. Hayden Medical Center. Work includes draining, washing, and opening boilers for internal inspection; replacing manhole and handhole seals; inspecting waterside and fireside conditions; and performing maintenance on furnace components, surfaces, closures, valves, and controls. Services also include cleaning, refractory repair, and calibration of gauges and thermometers. Safety device testing must be completed semi-annually, including burner combustion calibration, safety valve testing, gas and fuel oil shutoff valve verification, interlock and purge timing checks, and flame detection system testing. High-pressure boilers must be tuned every six months for both gas and oil. Low-pressure condensing boilers, including Knight, Laars, and AERCOS Benchmark units, require fireside and waterside cleaning, gasket replacement, test firing, and semi-annual tuning, with reports provided. All boilers require semi-annual BEI safety device testing and documentation of inspections, tuning, and safety test results. Work must comply with VA and OSHA safety standards, lockout/tagout requirements, and include coordination with the Boiler Plant Operations Supervisor to avoid disruptions to patient care. The contractor must supply all necessary parts, tools, and materials, and provide a backup boiler capable of serving the entire campus load if required for extended downtime. Location: Carl T.
