The authority has put out a Request for Proposals inviting developers, entrepreneurs, investors, and community partners to submit bids for the purchase and redevelopment of the properties. The first project the authority is seeking proposals for is 540 Hamilton St. This property is located in the Neighborhood Improvement Zone. According to a press release, the three-story building is situated on a 2,000-square-foot lot with 5,800 square feet of developable space. Built in 1890, the building’s first floor is a storefront with a second and third floor that allows for mixed use. The second property is at 725 N. 10th St. This industrial building previously housed the Allentown Toy Manufacturing Company for 70 years before ending production in 2021. The building was acquired by RACA in 2022. The 18,350-square-foot building sits on a .4-acre lot in a mostly residential neighborhood. Zoned for continued industrial use, the authority said the city would welcome uses that might require changes to the zoning for the right project. The RFP process represents a significant step in advancing the Redevelopment Authority’s long-term vision for economic growth, neighborhood revitalization, and community investment, it said. “This is an exciting opportunity to transform two prominent properties into productive spaces that serve our residents,” said Christopher Raad, chair of the RACA. “We are seeking innovative, community-focused proposals that align with our redevelopment goals and deliver lasting value.” RACA currently has nine properties in its inventory and said it hopes to move these back into the market as soon as possible. While, RACA said the two properties currently being offered are challenging, they have considerable potential for strengthening the market surrounding them, meeting a need in the community and contributing to the tax base. The RACA strongly encourages proposals that reflect meaningful community engagement and demonstrate a commitment to long-term neighborhood benefit.
