This Scope of Work defines all labor, materials, equipment, methods, and means required to remove and replace twentytwo (22) existing cabinet-style unit heaters at the Belknap County Nursing Home. The intent of this project is to provide new, reliable, energy-efficient heating equipment that integrates with existing building systems and meets all applicable codes and facility operational requirements. The Contractor shall provide a complete, turnkey installation. All work shall be performed in an occupied healthcare facility and must be carefully coordinated to minimize disruption to residents, staff, and ongoing operations. 2. Existing Conditions The Belknap County Nursing Home is an occupied facility operating 24 hours per day. All existing cabinet unit heaters are hydronic (hot water) units served by the facility heating system. Contractor shall field-verify: Quantity and locations of all existing unit heaters Existing capacities (BTUH), voltages, control types, and piping configurations Available clearances and wall/alcove conditions Condition of existing isolation valves, piping, and electrical feeds 3. Scope of Work Requirements 3.1 Equipment Furnish twenty-two (22) new cabinet unit heaters sized to match or exceed the heating capacity of existing units. Units shall be designed specifically for hydronic (hot water) heating systems and fully compatible with the existing nursing home hydronic distribution system. Units shall include: o Factory-mounted fans o Hydronic heating coils o Cabinet enclosures suitable for healthcare environments o New control valves as required Units shall be new, current-production models from a recognized manufacturer. 3.2 Demolition and Removal Safely isolate hydronic piping serving each existing unit heater. Drain and cap piping as required to prevent leaks or system contamination. Disconnect and remove existing cabinet unit heaters. Remove and properly dispose of all removed equipment and associated debris off-site. Protect adjacent finishes, walls, floors, and furnishings throughout demolition. 3.3 Installation Install new cabinet unit heaters at existing locations unless otherwise directed. Provide all hydronic piping modifications necessary to connect new units, including: o Supply and return piping o Isolation valves o Balancing valves (if required) o New unions and fittings All piping shall be properly supported, insulated where applicable, and installed neatly. Modify wall openings, cabinets, or enclosures as required to accommodate new units. Restore all disturbed finishes to match existing conditions. 3.4 Controls, Electrical, and Thermostats Furnish and install new wall-mounted thermostats for each cabinet unit heater unless otherwise directed by the County. Thermostats shall be commercial-grade, tamper-resistant, and suitable for healthcare environments. Coordinate thermostat locations with Belknap County Facilities staff to avoid resident tampering and ensure accessibility for staff. Connect new unit heaters to existing electrical circuits where feasible. Provide new electrical connections, disconnects, or wiring as required to meet code. Integrate new thermostats with unit-mounted controls and hydronic control valves. Verify proper operation of fans, valves, thermostats, and control sequences. 3.5 System Commissioning Purge air from all hydronic piping serving new unit heaters. Refill and pressurize the heating system as required. Balance flow to ensure proper heating output at each unit. Test each unit heater for: o Proper fan operation o Heating performance o Control response 4. Phasing and Coordination Contractor shall coordinate work with Belknap County Facilities staff. Work shall be phased to maintain heating service to occupied areas whenever possible. Work hours shall be coordinated in advance and may be restricted in resident care areas. 5. Infection Control and Safety Contractor shall comply with all nursing home infection control requirements. Dust, debris, and noise shall be controlled at all times. Work areas shall be cleaned daily and left safe for occupants. All personnel shall follow facility safety and access protocols. 6. Testing, Training, and Closeout Provide a minimum one-year warranty on labor and equipment. Submit operation and maintenance manuals for installed unit heaters. Provide as-built documentation noting any deviations from existing conditions. Conduct a final walkthrough with Belknap County Facilities staff. 8. Responsibility The Contractor shall be fully responsible for all methods and means of construction, safety, coordination, and successful completion of this project in accordance with this Scope of Work. The County reserves the right to accept or reject any and/or all proposals. The County reserves the right to cancel this request at any time for any reason.
