Renovation of an elderly care / assisted living facility in Seattle, Washington. Completed plans call for the renovation of a elderly care / assisted living facility.

The Phase 2B scope consists of selective demo, utility upgrades, MEPF system improvements, installation of an elevator, commercial kitchen, floor plan modifications, site work and landscaping resulting in 52 shelter beds and 12 independent supportive living beds along with supportive services and amenity space. ROOTS desires to bring to fruition the 2B phase of the project in the most cost-effective manner possible. To achieve that goal, the selected general contractor is expected to begin procurement of long lead time items immediately followed by competitive subcontractor bid process. The General Contractor will work collaboratively and proactively with the development team in a manner which supports the owner's efforts to keep costs within the development budget. The General Contractor shall provide construction management services throughout the Project, from the preconstruction period through project close out and shall closely coordinate such work with the project team. The General Contractor's services shall include but not be limited to 1. Assistance in identifying safe work practices and requirements for construction 2. Assessing and recommending site logistics requirements; 3. Recommendations related to phasing, sequencing of work and construction scheduling; 4. Providing cost-estimating services based on the CD set; 5. Determining and reconciling constructability issues and performing constructability analysis of the design documents prior to subcontractor bidding; 6. Administering a competitive subcontractor bidding process 7. Assessing alternative construction options for cost savings; 8. Identifying products for Value Engineering (VE) and engineering systems for life cycle cost design considerations and recommending all work necessary to support their implementation and In addition, the General Contractor must be familiar with the local labor and subcontracting market and be capable of working with subcontractors to generate viable pricing alternatives. The General Contractor shall provide full general contracting services for construction of the Project. This second of two rehab phases is split into two parts: 2A and 2B. Phase 2A is an on-going occupied rehab with a contractual comple-tion date of July 2026. Phase 2B is expected to follow Phase 2A in close succession with only a short pause between phases for haz-ardous materials abatement and temporary relocation of the shelter operations for the duration of the 23 phase. The Phase 2B scope con-sists of selective demo, util-ity upgrades, MEPF system improvements, installation of an elevator, commercial kitchen, floor plan modifica-tions, site work and landscap-ing resulting in 52 shelter beds and 12 independent supportive living beds along with supportive services and amenity space The General Contractor will work collaboratively and proac tively with the development team in a manner which supports the owner's efforts to keep costs with-in the development budget. The General Contractor shall provide construction management services throughout the Project, from the preconstruction period through project close out and shall include administering a competitive sub-contractor bidding process. Licensed and bonded General Contractors in the State of Washington are invited to submit their qualifications and fee proposal to provide pre-construction services and negotiate a construction contract for the Phase 2B renovation project at ROOTS Young Adult Shelter. The project's estimated MACC is $5 Million, exclusive of contractor fee and general conditions, and is funded with public money requiring compliance with Federal Labor Standards, Section 3, State Residential Prevailing wage rates, Evergreen Sustainable Development Standard, Apprenticeship, and W/MBE utilization targets. Phase 2B follows an occupied rehab (Phase 2A) and includes a short pause between phases for hazardous materials abatement and temporary shelter relocation. The Phase 2B scope consists of selective demolition, utility upgrades, MEPF system improvements, installation of an elevator, commercial kitchen, floor plan modifications, site work, and landscaping. The end result will be 52 shelter beds and 12 independent supportive living beds, with supportive services and amenity space. The General Contractor will collaborate with the development team to keep costs within budget, provide construction management from preconstruction through project closeout, and administer a competitive subcontractor bidding process.
