The work will include, but not be limited to, seismic improvements to a three-story plus attic unreinforced masonry building. The project generally includes selective demolition, demolition, structural steel, structural anchoring and strapping, and repair of finishes such as carpet, tile, resilient flooring, maintenance of plaster, gypsum wallboard assemblies, acoustic ceiling panel assemblies, and paint. The Maximum Allowable Construction Cost (MACC) is $15 Million. A surety company bid bond on a form acceptable to the Owner, cashier's check or a certified check payable to the order of Seattle Public Schools shall accompany each bid in an amount not less than five percent (5%) of the Base Bid. The Owner reserves the right to reject any or all bids and to waive any informalities or irregularities in the bids received. No bidder may withdraw its bid after the hour set for the opening unless the award of the contract is delayed for a period exceeding ninety (90) days. Bid documents are available online at Builders Exchange of Washington, Inc. Online Plan Center. It is recommended that bidders register as a Bidder to receive automatic email notification of future addenda, to download addenda, and to be placed on the Bidders List. Bidders who do not register will not be automatically notified of addenda and must periodically check the online plan room for issued addenda. General contractors may pick up a maximum of two complete sets of bidding documents and subcontractors may obtain one complete set for a refundable deposit by business or cashier's check. The deposit will be fully refunded upon the return of complete, unmarked, and non-mutilated bidding documents within 30 days after the bid opening date. At the bidder's option, bidding documents will be mailed upon receipt of both a deposit check and a nonrefundable shipping fee for each set ordered. Individual sheets may be ordered for the cost of printing from the reprographic outlet. Bidders picking up documents from the reprographic outlet will be issued all project addenda.
