Renovation of a multi-residential development in Modesto, California. Completed plans call for the renovation of a multi-residential development.
The intent of this Work Write-Up/Bid Submittal, Specification, or applicable plans is to clearly outline the requirements, materials, and methods for the performance and completion of the work the Contractor agrees to undertake under the Real Property Improvement Agreement between the Owner(s) and the Contractor. All work shall be executed using industry best practices and the highest quality workmanship. All construction activities shall comply with the applicable 2025 California Building Codes, local ordinances, and the City of Modesto Housing Rehabilitation Specification Manual. Measurements shown in this Work Write-Up/Bid Submittal, Specifications, or plans are approximate; therefore, the Contractor shall field-verify all measurements for bidding and construction purposes. Contractors shall provide individual bid amounts for each item listed in the Work Write-Up. All pricing must include labor, materials, overhead, profit, applicable taxes, cleanup and debris removal, and moving large furniture items if required to complete the work. The purchase of tools and equipment shall not be charged to the project unless specifically stated otherwise. If selected, the Contractor must be included on the Department's Approved Contractor List. The Department will verify the Contractor's active license status, liability insurance, and worker's compensation coverage on behalf of the owner(s). All bid items submitted must be written in ink. Errors shall be crossed out, corrected, and initialed. The Bid Submittal shall remain valid for 90 days, and the selected Contractor must be prepared to begin work within 30 days of Contract execution, unless otherwise agreed upon by the Owner, Contractor, and Rehab Specialist. The Contractor is responsible for accurately totaling all bid items. If the "Total Cost of This Bid Submittal" is found to be incorrect, the Contractor shall forfeit the bid.
