Renovation and addition to an educational facility in Smithfield, North Carolina. Completed plans call for the renovation of a 2,900-square-foot educational facility; and one-story above grade educational facility.

This project consists of the renovation of and addition to the existing Elsee Building located on the Johnston Community College campus. The existing structure is a one-story building constructed of interior and exterior load-bearing masonry walls with column-supported structural steel roof framing and steel deck. Work includes selective demolition, removal, alteration, and replacement of existing architectural, structural, mechanical, electrical, and plumbing components. The scope includes, but is not limited to, demolition and replacement of existing ceilings; floor and wall finishes; non-load-bearing partitions; doors and frames; interior and exterior glazing; lighting fixtures; mechanical grilles and diffusers; fire alarm devices; plumbing fixtures and associated piping; minor roof specialties; electrical receptacles and devices; hollow metal framing; signage; drinking fountains; and associated ductwork and systems. The project also includes construction of an approximately 2,900 square foot addition with a concrete slab-on-grade foundation, structural steel framing, CMU and metal panel exterior wall systems, interior metal stud partitions, sloped metal roofing, flat membrane roofing, and aluminum curtain wall and storefront glazing systems. All work includes patching, repair, code compliance, and integration with existing systems as required for a complete and coordinated project. Bids will be received for a single prime, lump sum contract. The bidder must include the form Identification of Minority Business Participation and either Affidavit A or B as applicable. All contractors must have proper licensing. General contractors must have an "Unlimited Building" or "Unclassified" license. Each proposal must be accompanied by a cash deposit, certified check, or bid bond in the amount of five percent (5%) of the proposal. Performance and payment bonds will be required for one hundred percent (100%) of the contract price. Payment will be made based on ninety-five percent (95%) of monthly estimates with final payment upon completion and acceptance. No bid may be withdrawn for 60 days after the closing time. The owner reserves the right to reject any or all bids and to waive informalities. Plans and specifications can be downloaded from the architect upon registration or purchased as hard copy at the contractor’s expense. Failure to complete the minority participation forms is grounds for rejection of the bid. Last day for Questions will be Friday, March 20, 2026 by 5:00 pm.
