**As of April 8, 2026, the project was awarded to Air South, with an awarded amount of $269,015.35.** The Owner will receive sealed bids from Contractors for the construction of Academic Building Chiller Replacement located in Gordon State College, Barnesville, Georgia. Bids must be physically on the table in the Bid Room in Lambdin Hall by the specified time. Attendance at a pre-bid conference is mandatory for any Contractor intending to bid on this project. All questions about the bidding documents must be written and submitted to the Design Professional by the provided deadline. Contract, if awarded, will be on a lump sum basis. Bids must be accompanied by a Bid Bond equal to not less than five percent of the Bid. Both a performance bond and a payment bond will be required, each in an amount equal to 100 percent of the Contract Sum prior to execution of contract. The Owner reserves the right to waive technicalities and informalities, to reject all bids, and to reject any bid that is not responsive or over budget. The contract is anticipated to be awarded to the responsive and responsible bidder who provides the lowest bid within the budget. Criteria for responsibility include bidder eligibility, history on public contracts, cash flow as indicated by a Current Ratio of 1.0 or higher, safety record with an average Experience Modification Rate (EMR) of 1.2 or lower over the past three years, and evidence of ability to complete similar projects successfully within time, quality, and cost parameters or contractual obligations. If all bids are over budget, the Owner reserves the right to supplement the budget or negotiate with the lowest responsible and responsive bidder to bring the project cost within the budget. 1.2 DESCRIPTION OF ALTERATIONS WORK A. The purpose of the project is to replace the existing air-cooled chiller and associated pumps at Academic Building with new. D. Alter the existing BMS to control and interface with the new chiller. E. Perform electrical work in support of demolition of existing HVAC and installation of new HVAC systems. F. Protect existing concrete, brick, finishes, landscaping, and building during the HVAC upgrades. G. Make other improvements as noted on the Drawings. H.
