Renovation of a multi-residential development in Quitman, Georgia. Completed plans call for the renovation of a multi-residential development.
Furnishing all labor, materials, equipment, and services required to construct various modifications at two developments for the Quitman Housing Authority, IQC, Task 21, Quitman, Georgia - 2506. Project GA06P085003B: New roofing at 14 units and 1 Community Building. Project GA06P085004: Comprehensive Modernization of 4 dwelling units: o Bath renovations o Kitchen renovations o Replace electrical system, fixtures, devices, panels, & circuits o Replace plumbing systems, fixtures, and fittings o Remove gas o Central HVAC with protective CU cages o Replace interior & exterior doors, frames & hardware o Fascia, soffit & siding systems o Toilet accessories o Windows with security screens o Demolition & misc. repairs for mod. o Termite treatment o Interior & exterior painting o Rough & finish carpentry o R-38 insulation o Gypsum board on walls & ceilings o VCT flooring & base o Attic access panels o 1-hour firewall in attics o Dryer vents & circuits o Water heaters o Asbestos abatement o The buildings are 1 story, and are located on two sites in Quitman, Georgia. Instructions to bidders: Prime Contractors may obtain two copies of the contract documents by depositing $50.00 with the Architect for each set. The deposit is fully refundable if documents are returned complete and in good condition within ten days after bid opening. Additional sets for Prime Contractors, as well as sets for subcontractors and material suppliers, may be purchased for the cost of reproduction ($50.00 per set), which is not refundable. No partial sets will be issued, and shipping charges are additional. Documents may also be obtained electronically in .pdf format with no deposit required, and those obtaining documents electronically must provide their full company and contact information and are responsible for ensuring receipt of a complete set of documents. A certified check or satisfactory bid bond in the amount of five percent (5%) of the bid must be submitted with each bid. The successful bidder must provide satisfactory Performance and Payment Bonds in the amount of 100% of the contract amount. All sureties must be authorized to transact business in the State of Georgia and be listed on the U.S. Treasury Department Circular No. 570. Not less than the minimum salaries and wages as set forth in the Specifications must be paid on the project. The Housing Authority reserves the right to reject any or all bids and to waive any informalities in the bidding. No bids may be withdrawn for sixty (60) days without consent of the Housing Authority. Question Deadline 04/06/2026 Interpretations will be in the form of addenda which will be on file in the offices of the Owner and the Architect at least three days before bids are opened, excluding Saturdays, Sundays, and legal holidays.
