Renovation of an educational facility in West Chester, Pennsylvania. Completed plans call for the renovation of a educational facility.
The work consists of removing and replacing existing flat and tapered insulation and fully adhered EPDM roof systems, along with associated work. It includes providing all labor, superintendence, materials, tools, and equipment, and performing all work necessary to complete the removal of the EPDM roofs and the installation of new flat and tapered insulation and a fully adhered 0.090" thick EPDM membrane roof system. The scope also includes the removal and reinstallation of the existing lightning system by an LPI certified contractor, to the satisfaction of, and subject to the approval of, the Professional, West Chester University, and the Pennsylvania State System of Higher Education. Work is subject to the Prevailing Minimum Wage Determination for this project. Addenda may be issued to provide technical specifications and other documents, which bidders are responsible to verify prior to submitting a bid. Question Deadline 04/10/2026 at 11:00 AM ET Deadline to submit questions through the PennBid Bid Event-Message Board. 1. Roof Surfaces: a. Roof 'A' - South and central roof b. Roof 'B' - North roof c Roof 'C' and 'C1' - Corridor roofs d. Roof 'D' - Lecture Hall roof e. Roof 'E' - Planetarium roof f. Roof 'E1' - Planetarium corridor roof 2. Description of Work: Work for the project shall be accomplished by the prime contractor according to Pennsylvania statute. The work shall include, but not be limited to, the following: a. Hose test all existing roof drain lines prior to the start and upon the completion of all roofing work witnessed by owner. b. Erect and maintain any scaffold structure(s) necessary to "work" the project. c. Contract with an LPI certified contractor to remove, inventory and stockpile the existing lightning arrester systems. d. Masonry work - provide temporary roof protection consisting of 1" thick insulation boards covered with plywood sheathing over the surfaces of the roofs of all EPDM membrane roofs below where the masonry restoration work is to be performed. 1) Lecture Hall - Roof 'D' a) Coping Stones (1) Pressure wash the coping stones (2) Cut-out, clean and re-mortar the exterior bed joints (3) Cut-out, prepare and caulk all headwrap joints (4) Apply clear water repellant to the coping stones 2) Remove and raise existing low rising wall counter flashing (south end of Roof 'A' (26'), around a portion of Roof 'D' (120') and around roof 'A1' (30) - total 176 lin. ft. a) Systematically cut-out and remove four (4) courses of brick masonry units and mortar above the counter flashings built into the walls. b) Remove the existing counter flashings c) Fabricate and install new 3-way counter flashings d) Provide new brick and block units and mortar to "in-fill" the wall 3) Exterior masonry rising wall around Roof 'D': a) Cut-out, prepare and point 450 lin. Ft. Of deteriorated brick mortar joints at various locations on the walls b) Cut-out remove and replace sixty (60) damaged/missing bricks c) Cut-out, clean and caulk seven (7) vertical control joints, each approximately five (5) feet high d) Cut-out, clean and caulk around the perimeter of all metal louvers built into the masonry walls. e) Core drill/saw cut openings in the east and west parapet walls to provide two (2) overflow scuppers d. Remove all existing: termination bars, counterflashing inserts and other roof related sheet metal materials. The metal fascia flashings on Roofs 'C' and 'C1' are to remain. e. Remove all existing EPDM roofing and flashing materials. Remove all flat and tapered insulation boards down to the roof deck. f. Roof Surfaces 'A,' A1', 'C', C1', D', E' and 'E1' 1) Apply primer to the surface of the concrete roof decks as specified. 1) Provide and torch apply "Sure MB 120 TG" vapor retarder on all roof decks Turn the vapor retarder up on all walls and roof penetrations a minimum of 3". i. Roof Surface 'B' (gypsum roof deck) 1) Provide "USG Securock" or equal gypsum-concrete patch to level all "divot" holes in the existing gypsum roof deck. 2) Apply "Cav-Grip III" primer to the gypsum deck. 3) Provide "Vap-Air Seal MD" air barrier to the roof deck. Turn the vapor retarders up all walls and roof penetrations a minimum of 3". 4) Provide base ply sheet mechanically fastened to the roof deck with "Dual Prong" fasteners in accordance with the recommendations of Carlisle SynTec at the time of the roof installation. j. Remove and replace all existing roof drain assemblies. k. Remove the coping stones on the common parapet walls on Roof Surfaces 'A,' A'/'E1' and 'A'/'B'. l. Carpentry Work: 1) Provide wood nailers and ACX plywood sheathing to "box-out" the common parapet walls on Roof Surfaces 'A,' 'A'/'E1' and 'A'/'B'. 2) Provide wood nailers and ACX plywood sheathing to "box-out" the parapet walls on Roof Surfaces 'A,' 'A1' and 'B' as shown/noted on the Contract Drawings. 3) Provide wood nailers and ACX plywood sheathing as required at the cooling tower support columns. 4) Provide wood nailers to construct a roof divider between Roof Surfaces 'A' and 'E1' as required to complete the new roof installations. 5) Provide wood nailers equal to the thickness of the existing roof insulation under the existing equipment/pipe rails/curbs set on the surface of Roofs 'A,' B,' C' and 'C1'. 6) Remove the existing scuttle. Provide new woof blocking as required to match the new roof insulation. Reinstall the scuttle. m. Fabricate and install a new .050" aluminum cap to cover the existing obsolete/capped curb on roof Surface 'A.' n. Provide flat and tapered insulation adhered with a "no/low" odor adhesive as specified and shown/noted on the Roof Plan Drawing. o. Provide a top layer of high-density cover boards adhered with low-rise foam adhesive *The value for this project is based on a financial range.
