Renovation of an educational facility in Delran, New Jersey. Completed plans call for the renovation of a educational facility.
The Work consists of Roof Replacement including but not limited to the following. Refer to the Construction Drawings and Specifications for the complete scope of work. 1. The Contractors are strongly encouraged to verify all existing conditions, dimensions and areas prior to submitting a responsive / responsible bid. Such site visits shall be for familiarizing the Contractor with the conditions as they exist and the character of the operations to be carried out under the Contract Documents, including all existing site conditions, access to the site, physical characteristics of the site and surrounding areas. Contractors are strongly encouraged to visit the site of the Project before submitting costs for the project. Such site visit shall be for the purpose of familiarizing the Contractor with the conditions as they exist and the character of the operations to be carried on under the Contract Documents, including all existing site conditions, access to the site, physical characteristics of the site and surrounding areas. 3. The Contractor shall provide one (1) full-time onsite Superintendent who is present for all work at all times including, but not limited to, subcontractor work. The Superintendent is responsible for maintaining a daily log and verifying the security clearance of all personnel onsite and all other responsibilities outlined in the Specifications, including maintaining security of the work areas. The Superintendent shall coordinate and supervise, not be performing the work. Budget: $560,000.00 The Project consists of a Partial Roof Replacement at Delran Middle School, 905 South Chester Avenue, Delran, New Jersey 08075. Sealed bids are requested for the Delran Middle School 2026 Partial Roof Replacement. Bidders are responsible for delivering their bids to the specified address by the designated time. The bid must be a Lump Sum Bid for all work and materials. Bids must be enclosed in an opaque sealed envelope, clearly marked with the bidder's name and the project name. A certified check, cashier's check, treasurer's check, or Bid Bond for 10% of the Base Bid (not exceeding $20,000) must accompany the bid. The project will be subject to relevant New Jersey laws regarding prequalification, prevailing wage rates, use of domestic materials, and ownership disclosure certification. Pre-qualification requirements: Bidders must be pre-qualified by the New Jersey Department of Treasury, Division of Property Management and Construction (DPMC) in one of the following categories: C067-Roofing-Membrane PVC or C068 - Roofing-Membrane Modified Bitumen. The bidder must also be classified in, or engage a properly classified subcontractor for, each of the following if not already classified: C032-HVACR; C030-Plumbing; and C047-Electrical. All listed prime subcontractors must be pre-qualified prior to the bid date. The work consists of complete removal of the entire roof system at the areas indicated, down to the structural gypsum or concrete deck including all metal edge work, scuppers, roof drains, flashing, etc. as noted on the drawings and specifications. The roof deck and roof system type are noted on the roof plans. Generally, the new roof system will consist of 1/8" tapered insulation (U.N.O), 1/2 " cover board and a 2-ply hybrid thermoplastic/modified bitumen roof system. Provide new wood blocking to accommodate new insulation and gusset height. Provide tapered insulation including 1/2 " slope at sumps and drip edge conditions for enhanced drainage. Provide crickets/gussets to divert water to roof drains and scuppers as indicated on the new roof plan. In addition, provide crickets to divert water around all roof penetrations/obstructions whether shown on the plans or not. New Roof System Installation (This is a summary only - refer to Division 7 Specification Sections for complete system requirements) a. Demolition (tear-off) of existing low-sloped EPDM roof system, insulation, and all related components, and original built-up roof system down to the poured gypsum or concrete roof decks. After removal, sweep deck surface clean of all materials. b. New tapered or uniform thickness polyisocyanurate insulation. All insulation layers will be bonded with roof system manufacturer's approved insulation adhesive. Include all sumps, crickets, gussets, etc. c. New 1/2 " Securock or DensDeck Prime cover board adhered in insulation adhesive. d. New 110 mil SBS torch-applied base sheet adhered to the gypsum cover board. e. New 60 mil fleeceback KEE thermoplastic cap ply adhered in cold-applied urethane insulation adhesive. f. New 2-ply flashings at all walls and curbs, consisting of 110 mil SBS-modified asphalt base ply and 60 mil KEE flashing cap ply. Include manufacturer's recommended accessories including pre-molded flashings, sealants, termination bar, counterflashings, and other ancillary materials as required to complete the project and meet manufacturer's warranty requirements. g. New cast iron roof drain assemblies, including overflows. Provide new drain locations with associated piping/downspouts where indicated on drawings. Remove and close deck openings where drains are indicated to be removed. Provide insulation on the roof drain and a minimum of 5 feet of pipe insulation on the existing piping (insulation not required for exterior/canopy roof drains). h. New thru-wall scuppers and downspouts. Cut new scupper openings where indicated on drawings. Provide gutter and downspout where indicated on drawings. i. New wood blocking where required to raise roof perimeter edges, equipment curbing, expansion joint curbing, etc. in order to accommodate new finished roof height. j. Demolition and deck infill at unused equipment curbs and removed equipment. k. New metal wall panels at designated rising wall locations, including air and water barrier membrane and 22 gauge minimum horizontal z furring. l. New kynar-finished aluminum perimeter metal (copings and fascia), scuppers, collector boxes, and downspouts. All coping shall be factory welded and finished. No field cut connections or joints shall be permitted. Provide metal edge with extenders as required to cover existing brick by 2" minimum. Provide additional securement of new roof assembly at all roof edges and roof corners to meet code requirements and as specified in section 07552. Where existing rooftop HVAC equipment is indicated to remain, the Contractor shall remove and reinstall all rooftop equipment to maintain a minimum of 8" above the new finished roof surface. Disconnect the electrical service, ductwork, refrigerant and controls and extend wiring/controls and ductwork as necessary to meet minimum curb heights as mentioned above and/or noted on the drawings. Provide three (3) days advance notice to the Owner for coordination. All pipes and vents shall be a minimum of 12" above the finished roof surface. Provide extensions of equipment/vent piping as required. Replace existing roof drains entirely, including all new clamping rings, cast iron domes, bowls, bolts and rainwater conductors tied into existing underground storm drainage system or on concrete splash blocks as indicated. Modify deck opening as required for new drain bowl installation. Insulate drain bowls and piping tie-ins with pre-fabricated drain bowl insulation with jacket.
