Renovation of a mixed-use development in Delran, New Jersey. Completed plans call for the renovation of a educational facility.
The project consists of alterations and renovations to the media and library spaces at Delran High School. The Work consists of, but not limited to, the following. Refer to the Construction Drawings and Specifications for the complete scope of work. 1. The Contractors are strongly encouraged to verify all existing conditions, dimensions and areas prior to submitting a responsive / responsible bid. Such site visits shall be for familiarizing the Contractor with the conditions as they exist and the character of the operations to be carried out under the Contract Documents, including all existing site conditions, access to the site, physical characteristics of the site and surrounding areas. Contractors are strongly encouraged to visit the site of the Project before submitting costs for the project. Such site visit shall be for the purpose of familiarizing the Contractor with the conditions as they exist and the character of the operations to be carried on under the Contract Documents, including all existing site conditions, access to the site, physical characteristics of the site and surrounding areas. 3. The Contractor shall provide one (1) full-time onsite Superintendent who is present for all work at all times including, but not limited to, subcontractor work. The Superintendent is responsible for maintaining a daily log and verifying the security clearance of all personnel onsite and all other responsibilities outlined in the Specifications, including maintaining security of the work areas. The Superintendent shall coordinate and supervise, not be performing the work. 4. The Contractor is to provide a list to the Owner with the names of all personnel on site, each day, and no later than two hours after the work has commenced or by 9:00 AM every day via email. 5. Restore all grades, lawns, concrete curbing, sidewalks, asphalt, and pavement to pre-construction condition. All dumpsters or storage containers placed on existing concrete or asphalt paving must be placed on 5/8 plywood sheathing to protect paving. 6. Dispose of material according to state and local code and Section 01524 Construction Waste Management. 7. Contractor shall locate all subsurface wires, cables, pipes and pipeline in the work area prior to construction. See General Conditions Section 2.2.3 for additional information. 8. During the entire duration of the Work, the Contractor must maintain the continued operation and function of all services and systems including, but not limited to, fire alarm, data, network, information technology, security, audio visual, public address, electrical and HVAC. If a disruption to a system occurs, the Contractor must immediately take all actions necessary to restore the system at the earliest possible time. Any required shutdown of any system needs to be coordinated and scheduled with the Owner at times when school is not in session. 9. The work consists of alterations and renovations to the main library and associated support spaces totaling approximately 6,700 SF. Alterations include creating a classroom space within the main library utilizing metal stud and movable glass partitions, relocating/removing doors, and constructing masonry wing walls. Alterations include new flooring, ceilings, lighting, doors/frames & hardware, and casework. Modifications to the existing forced air mechanical system include new devices and relocated section of duct. Questions deadline: 4/30/26 at 5:00 PM (send questions to jminniti@garrisonarch.com)
