Building Automation System sustainment, maintenance, repair, and lifecycle support services are required for a mission-critical BAS environment supporting clinical, administrative, and infrastructure operations. Services include providing all labor, supervision, tools, materials, proprietary software access, and technical expertise necessary to sustain the existing BAS ecosystem, including proprietary controllers and field devices, supervisory controllers and servers, operator workstations, networked building controls, integrated analytics and performance optimization platforms, and associated firmware, databases, and configuration files. Work includes continuous 24/7 technical support with remote diagnostics and on-site escalation as required; development and execution of an OEM-aligned preventive maintenance program informed by analytics and system condition; corrective maintenance and repair of faults, alarms, and failures; replacement planning and execution for retired or end-of-life hardware without loss of system functionality or data integrity; bi-annual system performance evaluations with written recommendations addressing energy efficiency, reliability, risk mitigation, and lifecycle extension; analytics-based monitoring and digital twin/system health support; configuration control and complete documentation of all activities; and coordination with third-party integrated systems to maintain interoperability. Services support a base period with optional years and are intended to maintain continuous operations, patient safety, regulatory compliance, and energy efficiency.
