Renovation of an educational facility in De Pere, Wisconsin. Completed plans call for the renovation of a 4,160-square-foot, one-story above grade educational facility.
Scope: Remove and replace existing chiller. Associated concrete, metals, site improvements. Scope 2 Selective Demolition Provide Sections 02 4119 complete but not limited to: 1. All dumpsters and cost for legal disposal of debris. All debris to be separated by trash, metal, wood, and plastics. 2. Necessary 2 nd shift costs. 3. Temporary dust partitions and floor protection. 4. Provide all equipment needed for demo: lifts, tools, safety items. 5. Provide temporary walls and/or dust partitions as needed to maintain a safe, clean, quiet working environment. 6. Coordination with MEP trades. 7. Necessary temporary supports. 8. All cutting of trenches, walls, floors and roofing called to be demoed on the plans. 9. Include a cost allocation of $2,500 for unforeseen conditions or demo not called out on the plans. Scope 3 Cast-In-Place Concrete Provide Section 03 3005 complete but not limited to: 1. Trade Contractor is responsible for layout. 2. Cast-in-place concrete, including reinforcing, mix design, placement procedures, and finishes. 3. Patching existing slabs and equipment curbs per plans and specifications. 4. 6" slab on grade reinforced with #4 at 12" O.C., with thickened edge per detail 4/A101. 5. Provide and install any concrete equipment pads for your scope of work, both interior and exterior. 6. Include a $2,500 cost allocation for unforeseen conditions in your base bid. Scope 4 Unit Masonry Cutting and Patching Provide Section 04 0120.81 complete but not limited to: 1. Cutting and patching of existing concrete block and brick masonry. 2. Mortar to match existing. 3. Masonry thru-wall flashing and stainless-steel drip 4. Mortar guard. 5. Coordinate layout of cored opening with HVAC contractor. 6. Include a $2,500 cost allocation for unforeseen conditions in your base bid. Scope 5 Metal Fabrications Provide Sections 05 5000 complete, including but not limited to: 1. Provide miscellaneous metal items involved in the completed building, including but not limited to: guard posts (steel tube filled with concrete). 2. Scope 32 to provide plastic guard post covers. 3. Include a $5,000 cost allocation for unforeseen conditions and miscellaneous metal decking for patching roof penetrations. Scope 7 Roofing and Sheet Metal (patching of existing membrane roofing) Provide Sections 07 0150 complete, including but not limited to: 1. Patching of roofing as necessary where existing mechanical equipment and roof penetrations are removed. 2. Sheet metal flashings that are associated with roofing system. 3. All cutting and patching of any roof penetrations to maintain full system warranty. 4. Pipe boots, collars, etc per plans and specs 5. Flashing at all roof curbs, piping penetrations, and general roof penetrations. 6. Sealants, and all incidentals necessary to flash, counter flash and tie-in all roofing penetrations, and roofing vapor barrier. 7. Match existing roof type and thickness. 8. CDS to provide and install metal roof decking. 9. This contractor to install any/all roof curbs provided by HVAC contractor. HVAC contractor to provide locations prior to installation. 10. Include a cost allocation of $5,000 in your base bid for penetrations, flashings, and infill not shown on the plans. Scope 9 Finishes Provide Sections 09 0150.91 and 09 0170.91complete, including but not limited to: 1. Rework existing Metal Suspension system and lay-in Panels as necessary to accommodate the new work. 2. Walk the project with the HVAC contractor to determine the limits of disturbance and required areas of rework. 3. Provide new materials to match existing materials. Include cost for 2nd shift, after hours work as this will be completed during the school year, Spring 2027. Overhead piping in the corridors is called to be demoed, ceilings may have to be replaced completely in these areas. Patching of finishes as necessary for restoration of construction disturbed by the work of this contract: gypsum board, acoustic ceilings, painting, masonry, and other finishes (match existing) 4. Include a cost allocation of $15,000 in your base bid for unforeseen conditions or additional patching that may be required. Scope 23 HVAC (include Scope 02 and Scope 03 as it pertains to your Scope) Provide Division 23 complete, including 23 0900 Temperature Controls but not limited to: 1. Obtain and pay for all permits for scope of work. 2. Demo equipment shown on plans for this scope of work. 3. Site clear any/all equipment shown on demo plans. 4. Provide dumpsters for your scope of work as needed. 5. Penetrations, patching, acoustical sealants, joint sealants, and fire-stopping associated with this Contract. 6. Layout, cutting, core drilling, & sealing of all holes/penetrations. 7. Maintain Fire Rating of all walls, floors, and ceilings upon completion, return to original construction. 8. Equipment per schedule on H701 and specifications. 9. Final pipe connections per plans and specifications. 10. Access panels for associated work. 11. Coordinate extent of ceiling rework with Acoustic Ceiling contractor. 12. Include 2nd shift labor as needed, this project is to be completed during Spring 2027. 13. Note specific responsibilities required by this Contract in Divisions 0 and 1. 14. Include ALL necessary overtime to complete scope of work per plans and specs. 15. Include all unloading, lifting, hoisting, ramps, crane etc. to demo and install new chiller. 16. Demo and install all pipes, equipment, valves, controls, etc. for this scope of work per plans and specs. 17. Salvage any existing equipment, control wiring, piping, that is to be re-used in a safe and secure manner to be re-installed after the new chiller is set. 18. Coordinate all roof penetrations with Construction manager. 19. Provide any new curbs for penetrations or equipment to the roofing subcontractor through the Construction Manager. 20. Coordinate patching of floors, finishes, ceilings, etc. with Construction Manager. 21. Coordinate all shut down with Owner/Construction Manager 24 hours in advance.
