Construction services are sought to deliver a turnkey Sensitive Compartmented Information Facility within an existing, occupied federal building for the U.S. Department of Energy, National Nuclear Security Administration. The project consists of interior demolition and full tenant build-out of approximately 23,688 square feet, including about 16,000 square feet of finished office and support space and 7,688 square feet of existing mechanical and electrical rooms that support the facility. The finished SCIF will include a reception area, private offices, conference rooms, hoteling cubicles, pantry, server room, and a large video conferencing room, along with integration of existing equipment from a prior data center installation. Work includes architectural, structural as required, mechanical, electrical, plumbing, fire protection, telecommunications, audio-visual systems, security systems, equipment, and furnishings, all in full compliance with applicable SCIF standards, accreditation requirements, GSA PBS Core Building Standards, and Building Information Modeling requirements. Construction will be performed primarily during normal working hours, with limited after-hours utility outages to avoid disruption to surrounding active tenants, and will require close coordination within an occupied facility environment. The anticipated delivery method is design-bid-build under a firm-fixed-price contract, with an estimated construction duration of eleven months and an estimated magnitude of construction between $10 million and $20 million.
