The improvements to the properties are necessary to improve energy efficiency, weather resistance and structural integrity while maintaining the building's character. Additionally, the window improvements must be compliant with the State's Title 24 mandate. Title 24 is part of the California Code of Regulations, which sets building energy efficiency standards. These standards aim to reduce energy usage, decrease utility costs, preserve environmental quality, and minimize climate impact. Title 24 criteria measure a building's overall energy efficiency, and its codes apply to almost all aspects of a structure, from windows and doors to lights and appliances to electrical and mechanical systems. SCOPE OF WORK: PART 1 - GENERAL 1.01 SUMMARY Work includes the removal and replacement of fifty-seven (57) existing residential windows/doors at four (4) designated locations. Contractor shall provide all labor, materials, tools, equipment, and incidentals required for a complete and functional installation. 1.02 FIELD CONDITIONS AND VERIFICATION A. Contractor shall verify all window/door opening dimensions and field conditions prior to ordering replacement windows. B. Any discrepancies between field conditions and project documents shall be reported to the Owner before proceeding. C. Submission of a bid shall constitute acknowledgment that the Contractor has reviewed the site conditions and included all necessary work to complete the installation. 1.03 QUALITY REQUIREMENTS A. All work shall follow manufacturer installation instructions, accepted construction practices, and applicable building codes including California Title 24 energy efficiency standards. B. Contractor shall protect surrounding finishes and building elements during removal and installation. Any damage caused by the Contractor shall be repaired at no additional cost to the Owner. C. Contractor shall provide exterior grade trim for required windows/doors. Trim to be primed and painted to match existing trim. Event pre-bid note: The mandatory pre-bid meeting will include a tour of the site. Tour participants should allow a minimum of six hours and should wear suitable footwear and appropriate dress for the open space conditions. Extreme weather conditions or other unforeseen conditions could cause the tour to be cancelled and re-scheduled. You will be sent an e-mail the afternoon before the pre-bid meeting if it is cancelled. The pre-bid meeting and site walk will take approximately 6 hours, not including your travel time to arrive at the meeting location. Event Site Walkthrough note: The mandatory pre-bid meeting will include a tour of the work sites.
