Renovation of a mixed-use development in South Holland, Illinois. Completed plans call for the renovation of a municipal facility; and warehouse / distribution facility.
Bonds: $250 Bid Bond, Certified Check required. Questions: All questions must be submitted in writing to the Highway Commissioner by email at arussell@thorntontwp.com . The cut-off for questions shall be 3pm on May 18, 2026. The Project consists of exterior rehabilitation work at the Road District's garage facility and salt shed, including repair, replacement, and protection of exterior building systems and components. Work shall be performed as a turnkey project, inclusive of mobilization, coordination with Road District operations, site protection, cleanup, and final restoration. The bidder shall include all work reasonably necessary for a complete exterior rehabilitation, including, but not limited to: Existing Conditions Verification and Preparation o Field verification of all existing site and building conditions o Surface preparation, including power washing, scraping, grinding, and removal of loose or unsound materials o Protection of ongoing operations, equipment, vehicles, and adjacent property throughout construction Exterior Repairs and Rehabilitation o Repair and/or replacement of deteriorated or damaged exterior materials o Patching and repair of cracks, spalls, and deteriorated substrates o Repair or replacement of trim, panels, sheathing, cladding, and other exterior components as necessary o Repair or replacement of exterior doors and associated hardware, where required to complete the work Roofline, Drainage, and Water Intrusion Control (as applicable) o Repair or replacement of gutters, downspouts, flashing, and sealants o Sealing of penetrations, joints, and transitions to prevent water intrusion Salt Shed Exterior Improvements (as applicable) o Repair or replacement of exterior panels, structural or protective elements o Application of protective coatings and corrosion mitigation measures o Repair or replacement of openings, doors, and weather protection systems Coatings and Finishes o Priming and application of exterior paint or coating systems as required to achieve durable, long-term performance o Submission of product data sheets and manufacturer warranty information Incidental and Related Work o Temporary barriers, safety measures, staging, and traffic control, as required o Dust and debris control and routine site housekeeping o Off-site disposal of debris in accordance with applicable laws and regulations o Final cleaning and submission of closeout documentation
