Renovation of a municipal facility in Youngtown, Arizona. Completed plans call for the renovation of a municipal facility.

The project involves the repair and/or replacement of the roof at 12026 111th Ave., Youngtown, AZ 85363. Construction work, in general, consists ofroofrepair and/or replacement work, including removal of existing roofing, installation of new roofing system(s), associated flashing, insulation, drainage components, and all related incidental work necccessary to complete the Project. The Town is requesting bids from qualified licensed contractors to remove and replace the existing roofsystem at 12026 111th Ave., Youngtown, Arizona. The work includes all labor, materials, equipment, supervision, disposal, and related work necessary to provide a complete, code-compliant, watertight roofsystem. The project generally includes: 1. Removal and disposal ofthe existing roofing materials, including existing shingles and related roofing components. 2. Inspection and preparation ofthe existing roof decking. Any damaged, deteriorated, or unsuitable decking shall be brought to the Town's attention before replacement or overlay work is performed. 3. Installation of a new asphalt shingle roofsystem on the sloped roof areas, including underlayment, starter, shingles, ridge materials, ventilation, drip edge, flashing, fasteners, and related components. 4. Installation or replacement ofthe low-slope/flat roofsections, including all required materials, flashing, transitions, and tie-ins. 5. Replacement or installation ofroofflashing, including roof-to-wall flashing, step flashing, edge metal, and flashing at all penetrations as necessary for a complete watertight installation. 6. Proper sealing and flashing of all roofpenetrations, vents, pipe jacks, transitions, and tieins. 7. Removal and lawful disposal of all construction debris and roofing materials. 8. Cleanup ofthe project site upon completion. Question Deadline 05/29/2026 Any inquiry or exception to the solicitation shall be submitted as soon as possible and should be submitted at least ten (10) days before the Bid due date and time for review and determination by the Town. Failure to do so may result in the inquiry not being considered for a Solicitation Addendum All work shall comply with applicable building codes, manufacturer installation requirements, and generally accepted roofing industry standards. Contractor shall be properly licensed and shall obtain any required permits unless otherwise directed by the Town. Contractor shall field verify all measurements, quantities, slopes, roof conditions, and materials necessary to complete the work before submitting a bid. The Town's prior estimate identified approximately 90 squares ofshingle roofing and approximately 1,300 square feet oflow-slope roofing, but bidders are responsible for confirming all quantities and conditions. Contractor shall include a minimum five-year workmanship warranty and provide applicable manufacturer warranty information upon completion. Contractor shall provide a separate unit price for decking replacement or overlay, ifneeded and authorized by the Town in writing.
