Renovation of a municipal facility in Glastonbury, Connecticut. Completed plans call for the renovation of a municipal facility.
The Town of Glastonbury is requesting proposals from licensed, qualified general contractors for roof replacement at Glastonbury EMS Building, located at 2112 Main Street, Glastonbury, CT 06033. Question Deadline 05/29/2026 technical questions shall be emailed to the Town's Representative no later than the date and time indicated in Section 5.1 Bid Timeline. Each Bid must be accompanied by a bid security in the form of a Bid Bond, certified in an amount not less than 10% of the base bid except as otherwise expressly provided in the Instruction to Bidders. The successful bidder will be required to provide a 100% Labor and Material Payment Bonds and 100% Performance Bond in the full amount of the agreed contract price. The Town reserves the right to amend or withdraw this Invitation to Bid for any reason, to accept or reject any or all Bids, to waive any formalities or non-material deficiencies in any Bid, and to make such award (or make no award) of a contract in connection with this Invitation to Bid all as determined by the Town, in its discretion, to be in the best interest of the Town. A Bid may be rejected for irregularities of any kind, including without limitation, alteration of form, additions not called for, conditional proposals, and incomplete Bids. A Bid may also be rejected if, in the opinion of the Town, the Bid does not meet the standard of quality established by the Bidding Documents. Any or all Bids may be rejected if there is any reason to believe that collusion exists among two or more Bidders. The foregoing provisions are for illustrative purposes and shall in no way limit the right of the Town to reject any and all Bids, in whole or in part. A. Remove the existing roofing, underlayment, and metal edging. Identify and replace any rotted decking at a bid specified hourly labor rate and material replacement cost per sheet. 1) Roofing system shall be provided by a single manufacturer with an established enhanced warranty program (e.g., GAF, CertainTeed, Owens Corning, or approved equal) B. Install ice and water shield from the lowest edges of all roof eaves and rake surfaces to a point not less than 24 inches inside the exterior wall line of the building. All valleys should be covered at a minimum of 3'. C. Cover the balance of the roof in a synthetic underlayment. D. Install white aluminum cap at rake edges and eave edges. E. Install 30-year architectural GAF shingles. "California" valleys. Color TBD to match Police Facility. Nailing pattern of shingles shall meet CT wind code. 1) Contractor shall be a current manufacturer- certified installer eligible to provide the specified enhanced warranty, such as: GAF Master Elite CertainTeed Select Shingle Master Owens Corning Platinum Preferred F. The roof shall be installed as a complete manufacturing roofing system, including all components required to qualify for the specified warranty. System shall include, at minimum: Ice & water shield at eaves, valleys, penetrations, and other vulnerable areas Synthetic underlayment Starter course Ridge cap shingles Manufacturer approved ventilation system G. Contractor shall coordinate all roof penetrations and provide new flashing and weatherproofing for all existing and new penetrations. H. All components shall be supplied or approved by the same manufacturer and installed in strict accordance with manufacturer requirements Project Schedule: It is anticipated that the successful Bidder will be required to commence work on or about a time agreed upon with the Town and contractor and achieve substantial completion of the Project no later than August 1, 2026.
