Here is some of the project information. It includes, but is not limited to: SCOPE VASNHS solicits the services of a licensed contractor for construction management services for the renovation of the education training hub. The renovation project encompasses significant upgrades to improve functionality, aesthetics, and technology integration. The scope includes: constructing two new 10’ high pony walls, 6’ from northern wall with a 3’ 6’’ min. opening from western wall; installing all necessary hardware, electrical and data connections to mount and connect a television on the southern face of these pony walls; removal of the existing manual vertical dividing wall and installation of a new automatic dividing wall in its place; complete removal and disposal of the horizontal dividing wall and all attached and associated hardware and components; combining of rooms 1H125A with 1H122A and 1H124A with 1H123A creating two larger spaces; removal of existing acoustic ceiling in each storage room and installation of new acoustic ceiling in larger storage rooms; Removal of existing twin double door assemblies at each storage room and installation of single double door assemblies in their place; replacement of existing carpet tiles in the training quad rooms with new carpet tiles; the quad’s surrounding corridor’s carpet tiling shall be removed and replaced with terrazzo-style tile flooring; Removal of two (2) existing 36’’ northern entrance doors and replacement with two (2) new 42’’ doors; removal of all ceiling-mounted projectors and their associated wiring, as well as the ceiling mounted projector screens installed within the quad; removal of existing 3 smartboards and their associated wiring within the quad; preparation of the southern walls within 1H124 and 1H125 for mounting of two new monitors; removal of existing podiums located in 1H122, 1H123, 1H124, and 1H125 along with their utilities; Installation of new underfloor utility runs for the two new podiums in 1H124 and 1H125 requiring trenching into concrete and GPR scanning; and repainting of entire wall space within education quad. Additionally, contractor shall install all required utilities and connections for new audiovisual equipment within the education quad rooms that is being procured as a part of a separate VA effort. Contractor will be expected to work in conjunction with chosen equipment manufacturer or their assignee for the installation of equipment. This assignee may have workers within the boundary of construction to facilitate the installation of the new AV equipment within the education training quad. Site Investigation, Engineering, and Inspections 1. Perform Ground Penetrating Radar (GPR) scanning to identify existing structure within the existing concrete floor slab. a. GPR scanning shall be done prior to any concrete work for the new podium utility runs and floor box. b. Contractor shall coordinate with Equipment Vendor and VA to determine exact locations of new utility runs and floor box for new podiums based on the findings of the GPR scans. 2. Retain a licensed Structural Engineer to provide stamped structural shop drawings and calculations for the structural support of the new automatic partition wall track. Calculations shall verify adequate building structural support for the automatic dividing wall and seismic design per code. Provide structural drawings per Submittal Table in Submission Requirements for Deliverables. Installation The attached drawings labeled “593 26 103 Reference Drawings” are provided for reference only and do not constitute construction documents. The Contractor is responsible for determining the means and methods necessary to execute all work described in this Statement of Work (SOW). All work shall be performed in accordance with this SOW and its associated reference documents, with final approval provided by VA COR. All work below shall be phased to minimize impact on facility operations due to construction. Contractor shall establish a final phasing plan prior to start of work via discussion with VA Engineering/COR, the education services department, and the AV equipment vendor. Final phasing plan will be approved by VA COR. 1.Infection Control Risk Assessment (ICRA): 1.1 Phasing plan for ICRA barriers will be determined by contractor and approved by VA COR prior to start of work. 1.2 The contractor shall erect ICRA barriers as needed to ensure all construction activities that produce dust or other contaminants do not spread throughout the building. 1.3 Contractor shall provide ICRA barrier shop drawings and ICRA permits showing barrier locations, risk classification, negative pressure filtration devices and other dust containment control measures as necessary for approval by the VA prior to starting work. Contractor is 36C26126R0041 Page 8 of 123 responsible for abiding by all VA ICRA requirements found within the latest VHA ICRA document as applicable. 2. Wall Modifications 2.1 Construct two new 10’ high pony walls, 6’ from the northern wall, with a 3’ 6’’ opening from westernmost wall, to enclose an internal storage space. Wall shall be structurally sound and shall include a box-header that extends into the westernmost wall for support. 2.2 Install all necessary backing materials, electrical, and data connections to support a television (TV and mounts to be installed by others) on the walls. 3. New Automatic Partition Wall 3.1 It is expected that the panel wall may take dual operators due to the length of the wall and the depth of the door storage pockets. If dual operators are needed, they shall operate as a single system with a single control panel to operate the panel system. 3.2 Remove the existing manual vertical dividing walls and track and replace the North / South wall with a new electric automatic continuously hinged dividing wall. 3.2.1 Reuse the exiting door pocket storage walls and enclosure doors. 3.2.2 Install pocket door safety switches to prevent operation of the panel system unless the doors are open. 3.2.3 Install all required utilities, equipment, structural supports, track and associated materials for the new automatic dividing wall. 3.2.4 The contractor shall submit detailed structural shop drawings for the new partition wall supports stamped by a Structural Engineer with a Professional Engineer (PE) license. 3.2.5 The basis of design is the ModernFold Acousti-Seal Legacy Electric Automated Continuously Hinged Panel System, STC 52 with Presto® package or equivalent. 3.2.5.1 Provide control panel and associated wiring as necessary for the new wall. 4. Ceiling Modifications 4.1 Remove the horizontal dividing wall and all associated components and hardware. Gypsum soffit that the dividing wall is located within is to remain. After removal of dividing wall, patch and finish existing soffit to a smooth condition such that no evidence of the previous track remains. Any adjustments made to the acoustic ceiling during construction to accommodate the removal of the manual dividing wall must be returned to original condition. 4.2 Install new ceiling grids and ceiling tiles where equipment was removed to match the existing ceiling grid. 4.3 Re-mount existing Wi-Fi access points, lights, HVAC air terminals in their original locations as necessary. 5.0 Storage Room Modifications 36C26126R0041 Page 9 of 123 5.1 Expand storage capacity by merging rooms 1H125A and 1H122A, as well as rooms 1H124A and 1H123A, creating larger, more efficient storage areas. 5.2 Install new ceiling grids and ceiling tiles for new combined storage space. 6.0 Podiums 6.1 Remove existing podiums in all four rooms, and their associated furniture feeds, 4-port data, and AV cables not being reused back to source as required by VA requirements. 6.2 Provide new electric and AV/Data to the location of the two new podiums via underfloor conduit and floor boxes, requiring trenching into concrete and GPR scanning. Coordinate with VA and AV equipment vendor for location of new utility runs for new podiums. Equipment vendor reference shown within attached 593-26-103 AV Equipment Locations. This document is for reference only, and shall not be considered construction documents. 6.4 Provide two (2) empty 1 1/4” conduit from each new podium locations to an above ceiling stub out at the nearest wall for AV / Data equipment cabling. Coordinate location with adjacent wall mounted TV AV / Data conduit. Provide all necessary data/power wiring through this new conduit as necessary for new podium connection. 6.5 Coordinate location of podium with spotlights and get VA approval for the final location prior to concrete cutting for floor boxes. 7.0 Lighting Changes 7.1 Install two new spotlights over the new podiums in 1H124 and 1H125. Install separate light switches at indicated locations. 7.2 Remove lights in the East / West partition wall soffit. 8.0 Flooring Changes 8.1 Replace existing carpet tiles in the training quad with new Kinetex 24x24 floor tiles, J+J flooring, Catalyst 1841, Color: 284 Accelerator or equivalent carpet tiles. Submit samples for approval. 8.2 Remove and replace existing corridor carpet tiling with tile flooring matching the terrazzo-style tiles in the main lobby 1H121. Reference the attached specifications for exact tiling. 8.3 Replace cove base moldings and provide transition strips that match surrounding space as needed. 9.0 Door Modifications 9.1 Door Replacement: Replace two (2) existing 36’’ northern entrance doors with two (2) new 42’’ doors. New doors will be compliant with all ABA/ADA standards. 9.2 Replace existing twin double door assemblies at each storage room with single double door assemblies. 9.3 Re-use existing hardware as able. Provide new hardware as necessary. Match existing door materials and finishes. 36C26126R0041 Page 10 of 123 10.0 Existing Equipment Removal 10.1 Remove all ceiling-mounted projectors and associated power, data and audio-visual wiring. Terminate wiring back to source. 10.2 Remove the ceiling-mounted projector screens and associated wiring in all four rooms. Terminate wirings back to source. 10.2.1 Remove screen control panels and install cover plates over back boxes. 10.3 Remove existing 3 smartboards and prepare the southern walls within 1H124 and 1H125 with all necessary utilities, backing and mounting hardware to mount a 100’’ monitor above the existing smartboard location. Final location of new monitor to be determined by VA COR. 11.0 Electrical Improvements 11.1 Demolish receptacles at each removed smartboard back to the junction box. Provide ivory cover plates for empty back boxes. 11.2 Install all required power receptacles for new audiovisual equipment as necessary. Coordinate with VA and AV equipment vendor. 11.3 Install conduit pathways for new audiovisual equipment as necessary. Coordinate with VA and AV equipment vendor. 11.4 Install quad receptacles at each new podium location in appropriately sized floor boxes 11.5 Install proper electrical circuits as required per the movable partition wall manufacturer's guidelines. 11.6 All electrical circuits are to use open breakers in power panels in 1H139 Electrical Room. Coordinate with VA COR at least 14 calendar days prior to electrical shutdowns and panel selection. 12. Data Cable Modifications 12.1 Demolish UTP data cables at each smart screen location back to the 1H127 Telecommunications Room. Provide ivory cover plates for empty back boxes. 12.2 Install new 2-port CAT6A Work Area Outlets (WAO) at the new TV locations. Coordinate height with VA. 12.3 Terminate all new CAT6A UTP in the 1H127 Telecommunications Room. 12.4 Install 2ea new 4-port CAT6A WAO for the new podium floor box locations. 13. Painting 13.1 Contractor shall paint all walls within the education quad space. New paint shall match existing paint that is currently present within the quad rooms. See specifications for details.
