Renovation of a retail development in Hamilton, Ontario. Completed plans call for the renovation of a retail development.

The scope of work requires the supply of construction labour and materials for the washroom and breakroom renovations at four LCBO store locations as per enclosed drawings and specifications. The specific store locations are: LCBO Store #143 - Hamilton at 233 Dundurn St. South, Hamilton, ON, L8P 4K8; LCBO Store #182 - Mississauga at 200 Lakeshore Rd. East, Mississauga, ON L5G 1G3; LCBO Store #586 - Niagara Falls at 5389 Ferry St., Niagara Falls, ON, L2G 1R9; and LCBO Store #599 - Caledon at 16000 Airport Road, Caledon, ON, L7C 1E8. Stores will remain operational (OPEN) throughout the renovation period, and all washroom and breakroom work is to be completed within seven (7) days from the start date. 3. All work must be done after hours. 4. General Contractor must bid on all the locations in the tender package. 5. Each location will be awarded individually to the lowest bidder. 6. Appendix E & F must be filled out for each store/location in the tender package. 7. GC shall provide a portable washroom for the duration of the renovation. 8. GC shall hire a certified asbestos abatement contractor to remove Asbestos Containing Material (ACM ) identified in the scope of work. Asbestos contractor shall follow the industry standard process for removing and disposing of the ACM . Refer to "Englobe Asbestos Report" and "Asbestos Abatement Specifications 02 82 00" 9. GC shall submit to the LCBO abatement documentation that confirms that ACM was removed and properly disposed. 10. GC shall submit the following shop drawings and cut sheets for review: a. Kitchen & Washroom millwork cabinetry b. Plumbing fixture cut sheets c. Electrical switches & lighting cut sheets d. Appliance cut sheets 11. GC shall submit a 1 year warranty letter within 45 days after completion of project. STAFF ROOM Staff Room Demolition 1. Remove & return to manager 2 sections of blue racking along wall outside of staff room to make space for lockers and coat rack 2. Relocate lockers from staff room to outside wall of staff room per proposed plan 3. Relocate coat rack from staff room to outside wall of staff room per proposed plan 4. Disconnect & reuse eyewash station. 5. Remove & dispose kitchen counter, cabinets & shelf 6. Disconnect & reuse cork boards, and buzz boards. 7. Remove all items from wall and return them to store manager. 8. Remove & dispose all furniture 9. Remove & dispose the fridge 10. Remove & dispose mirror & paper towel dispensers 11. Remove & dispose baseboard heater 12. Remove & dispose ceiling lights 13. Remove & dispose t-bar ceiling grid & ceiling tiles 14. Remove & dispose ceiling grilles 15. Remove & dispose vinyl floor tiles and base 16. Remove & dispose door & frame 17. Delete & cap all redundant and unused plumbing & electrical 18. Patch & make good all surfaces that were disturbed during demolition Staff Room Construction 1. GC shall refer to the "Staff Room & Washroom Standard Details & Specs for reference 2. GC shall apply the Typical Staff Room finishes and standards to the site-specific layout and configuration . Refer to the "Staff Room Proposed Plan Option 2. 143-R3" drawing for proposed millwork cabinet sizes and configuration . Coordinate with the LCBO Construction Coordinator if there are any concerns.
