The Board of Supervisors of King and Queen County is requesting statements of qualifications from firms to provide Construction Management at Risk (CMaR) services for the new King & Queen County Elementary School. Questions concerning this Request for Qualifications should be submitted in writing to Jason Pack at jason.pack@skanska.com. King and Queen County reserves the right to accept or reject any or all proposals submitted. Scope of Construction Management at Risk Services A. Pre-Construction o Participate in regularly scheduled project meetings with the Owner, Owner's Representative and A/E o Provide a value analysis and construction cost estimate at each design phase of the project utilizing design documents prepared by the A/E. o Review design documents for constructability, safety, and logistics planning. o o Lead discussions to maximize cost effective design and minimize construction issues. Develop an integrated overall schedule including design, CM reviews, meetings, early packages, major construction, and turnover. Regularly update project schedule and actively participate with the team in solving problems. o Pre-qualify major subcontractors and award trades contracts. o Prepare a Guaranteed Maximum Price (GMP) for construction. It is anticipated that the project will be delivered through multiple, phased GMPs to include an early site package, material orders for long-lead items, and remaining building construction and site improvements.Construction o Participate in and lead regularly scheduled project meetings with the Owner, Owner's Representative, A/E, and subcontractors o Coordinate with the Project Team o Develop and regularly update the construction schedule o Provide cost control and change order management services o Manage the submittal process o Provide field management services . Develop and maintain programs for construction safety and quality o Manage the project close-out process Provide warranty period services
