Provide all qualified technicians, specialized tools, equipment, supervision, and services necessary to inspect, upgrade, reprogram, maintain, and recommission two air-cooled Trane chillers (Model CGAM120F). Work includes reviewing applicable manufacturer installation and operation manuals; upgrading chiller software from beta versions to the latest production version; reprogramming both chillers; calibrating sensors and actuators; verifying proper operation of thermostatic expansion valves (TXVs); and adjusting system settings and parameters to optimize cooling performance. Perform detailed post-upgrade inspections to verify unit-to-unit communication and full system functionality, complete annual maintenance services including refrigerant leak testing and physical equipment inspections, and conduct comprehensive operational and safety checks. Provide a comprehensive deficiency report identifying any compromised components and recommended corrective actions. If major repairs or system replacement are recommended, provide a detailed engineering and economic analysis supporting those recommendations. All work shall be performed in accordance with manufacturer specifications, applicable state and local codes and laws, and UFC 3-410-01 requirements. Personnel must be properly licensed and certified to service commercial HVAC and chiller systems and possess manufacturer-specific training and experience with Trane CGAM120F air-cooled chillers. Work must comply with Restricted Area security requirements governing the use of electronic devices and site access. Location: Building 442, 606 S. Aspen St., Buckley Space Force Base, CO 80011.
