Purchase and installation of a modular office building for the Public Works team. Provide a complete modular office facility configured generally as described below. The final layout shall be submitted for Town review and shall comply with applicable codes, accessibility requirements, manufacturer requirements, and approved permits. Dimensions shown in bidder materials shall be clearly identified . The bidder shall identify the proposed building size, module count, construction type, and whether the unit is new or previously manufactured. Unless the Town expressly approves otherwise, the Base Bid shall be for a new, unused building. The modular office will be used as a temporary office and will not be a permanent office. 1.3 Modular Building Provide engineered modular construction suitable for the site's design criteria, including wind, snow, seismic, frost, and other applicable environmental loads. Bidder shall state all design criteria used. Provide structural floor, walls, roof, weather barrier, insulation, exterior siding, roofing, doors, windows, and interior finishes as a complete building envelope. Provide commercial-grade, durable, low-maintenance finishes appropriate for municipal office use. Submit finish samples or product data before procurement. Provide finished floor coverings, base, suspended or hard ceilings as proposed, painted wall finishes, and trim. Provide complete heating, ventilation , and air- conditioning sized for the building, site elevation, occupancy, and room configuration. Include controls and required outside air. Provide complete interior electrical distribution , LED lighting, emergency/egress lighting as required, receptacles, switches, dedicated circuits, panelboards, and grounding. Provide plumbing within the building and connection points for water and sanitary sewer. Clearly identify limits of utility work included in the Base Bid. Provide fire alarm, fire extinguishers, smoke/CO detection , sprinkler system, or other life-safety systems when required by code or the authority having jurisdiction. Provide code-required signage, room identification , restroom accessories, mirrors, dispensers, grab bars, and door hardware. 1.4 Site Work, Foundations, Delivery, and Installation o o o o Coordinate delivery route, permits, traffic control , staging, crane operations, escorts, and protection of Town property. Provide foundations, piers , footings, anchorage, tie-downs, leveling, shims, perimeter closure/skirting, and ventilation as required by the approved design. The site will be cleared and leveled and ready for install Provide final set, weatherproofing, structural connections, finish repairs, and manufacturer start-up. Provide excavation, trenching, bedding, backfill, compaction, surface restoration, and utility connections within the limits identified in the Bid Form. Coordinate utility shutdowns and connections with the Town and utility providers. No shutdown may occur without prior written authorization.
