Renovation of a mixed-use development in Berkeley, California. Completed plans call for the renovation of a educational facility.
**As of February 14, 2022. The project has not been awarded yet, no timeframe provided. Lab Update: - Selective Demolition. Shoring of fume hood and other exiting systems, protect in place. Concrete chipping with slab scanning. Coordination with UCB PM, Facilities Services, and EH&S related to multiple M/E/P disconnections and disposal of hazardous materials. - Selective replacement of flooring. VCT & LVT Flooring and wall base. Patch and repair floor slabs. Preparation required to achieve manufacturers' warranties. - Prep, patch, and paint all previously painted surfaces throughout, including but not limited to walls, ceilings, doors and frames, window jambs, sills, trim, pipes, conduits, mechanical ductwork. Newly exposed locations also require prep, patch and paint. Labels and signage will remain clearly legible or to be replaced in kind after painting. - Refinishing of existing casework: prep, patch and refinish. - New doors, frames, hardware & glazing. Swinging and sliding doors with associated structural support. - New casework. - New sinks and hardware including eyewash stations. - New flammable storage cabinets at (e) fume hood. - Acoustic mitigation at ceilings, ducts and transfer ducts. - Ventilation modifications. Rebalance Air Flow in project area. - M/E/P scope throughout. Coordination with UCB PM & Facilities Services related to multiple M/E/P disconnections and connections. Coordinate M/E/P connections/hook-ups for new lab equipment. - Accessible path of travel improvements include drinking fountain replacement with related electrical work, cane detection at protruding corridor objects, signage at toilet rooms and replacement of the main entry door to the suite. - New signage. Alternate #1: Remove and replace all VCT flooring in rooms 421, 425, 425a, 425b, and 429. Pricing shall reflect the difference between base bid (partial replacement) and alternate #1. University reserves the right to accept Alternate within 60 days after the date University signs the Agreement. If Alternate is accepted, No extension of time will be granted. *The bid list for this project may be incomplete. Estimated construction cost: $115,000 Contract Time - 75 days Note from Marvin Collins Construction: job walk photos has been issued as of January 11, 2022. the project is an interior renovation of an existing tenant space on the fourth floor of Weill hall. the approximately 1730 square foot suite includes an office, a lab classified as bsl1, and two smaller labs classified as bsl2 and bsl2*. the scope of improvements inside the suite includes: selective replacement of flooring, refinishing of existing casework, new casework, new accessible entry door and doors to bsl2 labs, new sinks in bsl2 labs, new flammable storage cabinets at (e) fumehood, new lab equipment with mep hookups, ventilation modifications, and painting throughout Addendum #1 has been issued, as of January 17, 2022.
