Project Location: N/2, NE/4, NW/4 of Section 30, Township 28 North, Range 3 East of Indian Meridian located east of Newkirk, Oklahoma This Design-Build project is an emergency housing construction project that must be complete by January 1, 2023. The Housing Authority of the Kaw Tribe of Indians of Oklahoma propose constructing two duplexes on trust land just east of Newkirk, Oklahoma. A total of 4 units will be built. Existing water and electric lines run along property frontage. The Design-Build contract is estimated at $850,000. This EMERGENCY project is federally funded by a United States Department of Housing and Urban Development (HUD) Indian Community Development Block Grant (ICDBG), American Rescue Plan (ARP) award. Substantial completion must be January 1, 2023. The project will be inspected by the U.S. Army Corps of Engineers-Tulsa District. The Corps will also review pay applications for the Housing Authoritys recommendation to pay. Project requires a site superintendent during construction. The selected Design-Build team will be asked to provide a 30% design and Guaranteed Maximum Price to get under contract. 100% payment and 100% performance bonds will be required at the time of contracting. A Certificate of Liability Insurance for $1 million dollars is required at contracting. Warranty of construction is 12 months from substantial completion. The Design-Build lead must be registered prior to contracting. The Design-Build team cannot be on the excluded parties list, debarred, or have on-going litigation on a construction project. This is a Request for Qualifications only. There is no site showing. No additional questions will be taken at this time. The Owner reserves the right to select a D-B team with or without conducting interviews.
