The Kaw Housing Authority proposes a new Subdivision Plat with civil engineering for a water storage standpipe, chemical feed station, and subdivision waterline loop (an existing City of Newkirk water line is available to connect with the hopes of increasing water pressure to the subdivision), coordinate and install electric and broadband lines, design and install asphalt roadway with signage and lighting, design and install a storm water retention pond, house pad grading, and the construction of two (2), two-bedroom duplexes (approximately 4,000 SF total). This project is on Kaw Nation trust land. Duplexes will be constructed with energy efficient measures, climate resiliency (safe room closet and metal roof), and carbon-reduction design. A 100% payment and 100% performance bond will be required within 30 days of contract signing. A Certificate of Liability Insurance for the contract price, naming the Kaw Housing Authority as a certificate holder or additional insured, will also be required at contracting. Builder's Risk is also required. The Design-Build lead must be registered and active on , with no exclusions, prior to contracting. The fixed-price Design-Build contract is estimated to be $1.5 million dollars and completed by February 2026. Contractor will make all reasonable attempts to hire minority subcontractors and/or Indian owned businesses, will report subcontracting activity annually, and hold a job fair after groundbreaking. Contractor will report construction progress to Owner not less than weekly with progress minutes and worksite photos. Contractor is required to have a superintendent on site during all construction.
