PMAA, SWRM, SW Region Office PreConstruction [Office] C24SW1 Project Background The Durango Area 15 Wildlife Office has been located in the Durango Hatchery's original 1000 sqft superintendent residence for the past 40 years, with up to 12 full-time staff plus seasonal hires sharing offices and hallways converted to workspaces. Roughly every 5-10 years there has been a push to remedy the woefully inadequate workspace, but has yet to come to fruition. The SW Regional Administrative staff moved from the Offices in the Hatchery's Nursery Building to a "temporary" facility at the Bodo State Wildlife Area in 2004, and in 2014 a modular "annex" was added to the property to serve as additional temporary office space for the Region staff and a small conference room. This facility serves 14 FTEs and has only 12 parking spaces, which is especially problematic when there is any kind of meeting that includes non-region staff. The new facility will provide a single location with adequate office space for the current staff for CPW operations in the Durango area, alleviating public confusion of multiple facilities, and allowing for a more efficient work environment and reducing the need to rent meeting space at locations around town. Given the requirements for LEED standards the facility should be more efficient for utilities on a $ per sq ft basis and with the ability to incorporate future solar panels on the hatchery campus this could be the most green, all-in-one campus within the CPW system The construction scope of work is anticipated to include: Relocation of utilities as noted, including a water main and City Sewer Lift Station; Access drive grade improvements; Removal of existing Durango Area Wildlife Office ; Grading and paving for new parking lots and access drive; Construction of a new 9,600 sqft Service Center Building; Final landscaping.
