The Port of Bellingham is seeking proposals for the redevelopment and operation of marine trades business on land located in the Central Waterfront District at 701 & 801 Roeder Avenue, Bellingham, Washington. The area offered for lease is approximately 1.91 acres of land at the corner of Roeder Avenue and C Street. This site is less than a mile away from Squalicum Harbor Marina and is situated in close proximity to a variety of marine trades activities. For instance, a few neighboring businesses include Landings at Colony Wharf, Seattle Marine, B&J Fiberglass, and Northwest Marine Salvage. This site is ideal in that it offers easy access to Interstate 5 (1 mile to freeway), Bellingham International Airport (approximately 4.5 miles to terminal), and Downtown Bellingham. The Port is looking for a industrious developer to restore this highly sought location- demolishing existing structures, leveling the ground, and constructing new buildings- for the purpose of maximizing opportunity for marine trades business, improving building frontage, and increasing pedestrian access to Roeder Avenue. Respondent proposals will be evaluated according to Developer's overall interest and capabilities, including: Qualifications based on past redevelopments Successful project financing track record Architectural design and vision for the redevelopment site Commitment to sustainable design and development Adherence to the Port of Bellingham Marine Trades Policy Team composition; a strong presence of design, finance, construction, and operational capabilities Questions and responses will be recorded and posted as an Addendum to the Bid Posting on the Port of Bellingham website All RFP-related questions should be directed to Associate Property Manager Sarah Huckaby at sarahh@portofbellingham.com.
