Remodeling of a municipal facility in Aspen, Colorado. Working plans call for the remodel of a 16,048-square-foot municipal facility.

A timeline for the award has not yet been established.** Reference Number 0000368047 The purpose of this Request for Proposals (RFP) is to solicit professional services for a General Contractor/Construction Manager including preconstruction services for the project described. Question Deadline 11/26/2024 at 11:59 PM MT Questions are submitted online Yes Bonding Requirements - Performance Bond 100 % - Payment Bond 100 % The City reserves the right to reject any or all Proposals or accept what is, in its judgment, the Proposal which is in the City's best interest. The City further reserves the right, in the best interests of the City, to accept a late submittal or to waive any technical defects or irregularities in any and all Proposals submitted. The Work consists of the following: 1. The rehabilitation of the historic Aspen Armory Hall, transforming the property into a community gathering space anchored by a food hall. The project includes the addition of a single-story visitor's center on the north side of the property, and the expansion of an existing light/access well on the east side of the property 2. Historic restoration of the three wythe thick unreinforced masonry walls, including cleaning and repointing of the brick 3. Demolition of interior floors, partition walls, and supporting structure. Roof will remain in place during restoration remodel work, preserving the remaining historic rafters. 4. Demolition of south side roof extension and construction of new canopy to protect enlarged openings and expanded ROW on Hopkins Ave. 5. The basement will expand to the north under the new addition. Underpinning of the existing historic foundation is expected. 6. Basement level will be concrete slab on grade, Main and Mezzanine levels will be composite steel deck with finished architectural concrete topping, Upper level will be wood decking with finished architectural concrete topping slab. 7. Installation of a new steel and timber structural support system. 8. Interior demising walls will be steel stud construction 9. Visitors center addition will be one story over a basement, utilizing standard poured in place concrete spread footings, concrete foundation walls, steel stud wall framing with steel columns and beams for large spans. 10. Site improvement requirements include: a. Expansion of light/egress well on east side b. Expansion of the Hopkins Ave Right of Way. c. Landscape improvements in the ROW d. Grading and Drainage per City of Aspen best practices e. Replacement and relocation of onsite electrical service transformer. Electricity provided by City of Aspen utility company. 11. Building intended to be all electric, utilizing a VRF system consisting of multiple outdoor condensers and indoor fan coil units for heating and cooling Five kitchen lines each with dedicated exhaust hood. Makeup air is supplied by a common makeup air unit. Kitchens utilize all electric equipment. Kitchen equipment and back of house storage and refrigeration is included in this scope of work. 13. Millwork for food outlets, bars, and built in seating included. 14. FF&E is not included in this scope of work.
