The Town of Fort Erie is inviting tenders for the EJ Freeland Community Centre Building Envelope Restoration Project. The project scope includes the removal and replacement of the existing, deteriorated skylight, sky roof, and swimming pool curtain wall, as well as the partial recladding of the swimming pool exterior wall and recoated mechanical penthouse. This work will take place at the EJ Freeland Community Centre, located at 1555 Garrison Rd, Fort Erie, ON The skylight, sky roof, and curtain wall, originally installed in 1989, have significantly deteriorated and exceeded their expected lifespan. As a result, these elements are causing energy inefficiency, leading to heat loss in the winter and inadequate cooling in the summer. The lack of a proper vapour/air barrier behind the swimming pool cladding allows moisture transfer, further deteriorating the existing block cladding. To address the root cause, partial replacement of the wall assembly is proposed. The mechanical penthouse's metal cladding is also showing signs of deterioration due to UV exposure, corrosion, and environmental factors. Some fasteners are loose or missing, sealants along the joints are either debonded or no longer flexible, and corrosion stains from the louvre bird screens have run down the face of the cladding.
