Site work, paving and new construction of a mixed-use development in Manitou Springs, Colorado. Conceptual plans call for site work for a bridge / tunnel; for paving for a bridge / tunnel; for the construction of a sidewalk / parking lot; sidewalk / parking lot; and sidewalk / parking lot.
Reference Number 0000377048 The City of Manitou Springs is seeking proposals from qualified companies for this project. Hiawatha Gardens is located at 10 Old Man's Trail in Manitou Springs. Due to the procurement guidelines for the City, this proposal includes the full scope for all project phases. Fees for the full scope will be requested as part of the interview process; however, the overall timing will follow the below project phasing. Phases 1 & 2: Phase 1 Restroom and Parking Lot - installation of new parking lot, vehicular entries, hardscape, site improvements, and landscaping throughout the site to comply with the no-rise requirement; construction of a new restroom structure outside of the floodplain; and creation of a plaza between the existing historic dance hall and new restroom structure. Phase 2 Open-Air Pavilion Rehabilitation and Plaza - restoration and renovation of the existing historic dance hall into an open-air pavilion within the floodplain; creation of art lawn on the west and north sides of the site. Design process to begin in April 2025 and anticipate permit drawings to be completed by October 2025 for Phase 1. Phases 3 & 4: Phase 3 Vehicular Bridge and Old Man's Trail Closure - design and permitting of a vehicular bridge over fountain creek on the east side of 487 El Paso Boulevard and 466 Manitou Avenue. Closure of Old Man's Trail and integration into adjacent properties. Phase 4 Chase Bank Rehabilitation, Transportation Hub and Restroom - renovation of existing bank building into public restrooms; renovation of existing bank canopy into covered pedestrian zone; new (2) two bus pull off from Manitou Ave; new vehicular bridge in conjunction with closure of Old Man's Trail; new pedestrian bridge; site integration with Creek Walk Trail; repair/ replacement of existing parking lot to work with new site circulation; and new green space on west side of site. Design process to begin in April 2025 and anticipate Schematic Design drawings to be provided by end of summer 2025. Pricing by CM/GC and subsequent project fund-raising to follow. Completion of design drawings is anticipated in 2026.
