Demolition and renovation of a multi-residential development in Palm Desert, California. Working plans call for the demolition of a multi-residential development; and for the renovation of a multi-residential development.

As of August 13, 2025, bids were canceled. No definite date for the rebid still. The selected Contractor will be responsible to provide an interior renovation of a 2 bedroom/2 bathroom, Unit 13, at Desert Pointe Apartments. Contractor will be responsible for, but not limited to: Obtain permits compliant with current Building Code Pay any fees Coordinate inspections Furnish all materials, equipment, tools, and labor. Supervise the removal and renovation of the unit in its entirety. Locate supply lines running along the walls; fix and repair supply line damages should it occur. Removal includes the haul off and proper disposal of the items. Efforts should be made to recycle when possible. Prior to purchase and installation of cabinets, countertops, fixtures, as noted, provide a sample of style, quality, and color for approval. Selected Contractor will not be installing flooring, window covering, appliances, or baseboards. Asbestos Survey was done and mitigated in January 2025; Report is an attachment to this RFP. 4.1. Demolition Demo and dispose of existing kitchen and bathroom cabinets and countertops. Remove garbage disposal, sink, over the range exhaust fan, and properly dispose of. Remove all appliances and dispose of in an appropriate manner. Recycling whenever possible. Remove hall closet to make master bathroom shower into a 30" x 60" shower stall. Remove and dispose of carpet, padding, vinyl flooring, and baseboards throughout the unit. Remove and dispose of existing doors and door jams to bathrooms and bedrooms. Remove closet accordion doors. Demo and dispose of existing shower in master bathroom to studs. Demo and dispose of tub/shower in bathroom #2 to studs. Remove and dispose of the lightweight concrete in master and hallway bathroom Remove wall heater in master bathroom. Remove all window coverings Remove existing light fixtures. 4.2. Electrical Identify locations and points of connections for recessed lighting in kitchen and hallway. Samples of proposed recessed lighting fixtures shall be submitted and approved prior to installation. Install recessed lighting in kitchen and hallway. Proposed ceiling fan fixture sample shall be submitted and approved prior to installation. Install ceiling fans in living room and bedrooms. Install new carbon monoxide and smoke detectors. Install new covers to all outlets and light switches throughout the unit. Proposed bathroom light fixture shall be submitted and approved prior to installation. Install new bathroom light fixture. Install new bathroom exhaust fans 4.3. Framing Adjust master bathroom door frame over 6"-8" to accommodate a master bathroom 24" lavatory cabinet. Frame in backing for shower for grab bars in master and hallway bathrooms. Close in the hall closet that was removed for the expanding of master bathroom shower. Reinforce floor joists (as needed) Install new subfloor plywood with subfloor caulking to entire master and hallway bathroom floors. Screwed not nailed. Install 1/2" Hardie backer board to master and hallway bathroom floors. Repair or replace any rotted or water damaged framing and treat framing while exposed. All replacement framing shall be suitable for use in wet areas and comply with all codes. 4.4. Drywall Remove acoustic popcorn ceiling in the entire unit. Tape and mud, where needed where the acoustic ceiling was removed. Repair walls throughout the unit where needed. Install drywall where hallway wall was framed in (former hallway closet). Apply orange peel texture to ceiling and walls, and throughout the unit where needed, for a uniform look. All loose, unsound, or non adhering studs located must be corrected prior to installing drywall. Patch holes, cracks and seal where necessary. 4.5. Hallway Bathroom- Plumbing Prepare, convert, and install plumbing necessary for acceptance of new regulating valves, drains, and water supply. Check lines and unclog if applicable Install new cement board backings to tub/shower area. Install new Sterling 32" x 60" tub/shower combo unit. Install new Moen shower valve with stops. Install new Moen chrome Chateau tub/shower trim kit. Install new waste and overflow rough-in and finish trim kit. Install 2 grab bars: 1- 18" to side wall and 1- 24" to back wall. Install new 36" lavatory cabinet. Install white ceramic drop-in oval bathroom sink Install new single lever 4" center set Moen chrome lavatory faucet. Install new elongated toilet with seat. 4.6. Master Bathroom- Plumbing Prepare, convert, and install plumbing necessary for acceptance of new regulating valves, drains, and water supply. Check lines and unclog if applicable. Install new cement board backings to shower area. Install new 30" x 60" shower stall. Style should be white and fiberglass enclosure with soap dish placement and minimum 4 shelves, high gloss finish. Install clear shower doors with towel bar. Install new Moen chrome Chateau shower trim kit. Install new 2" all glue p-trap and brass shower drain. Install 2 grab bars: 1- 18" to side wall , and 1- 24" to back wall. Install new 24" lavatory cabinet. Install new 4" center set Moen chrome lavatory faucet. Install a new elongated toilet with seat. 4.7. Cabinets and Countertops Clean all areas prior to cabinet install. Provide design, layout, and sample of proposed cabinets and colors for kitchen and bathrooms for approval prior to installation. Provide proposed countertop material and colors for kitchen and bathrooms for approval prior to installation. Cabinets and drawers should be of 5/8" wood and have a raised panel door. Install new kitchen cabinets to match the existing layout. Install additional 18" x 96" pantry cabinet at the end of the kitchen sink bank of cabinets. Install 36" cabinet in hallway bathroom. Install 24" cabinet in master bathroom. All cabinet doors and drawers to be soft close hinges and railings. Install quartz countertops to kitchen and bathrooms. Countertops to have bullnose front reveal finish. Install 4" backsplash to countertops in kitchen and bathrooms. Cut out countertops for lavatory and kitchen sinks. Installation of cabinets includes, but is not limited to, all finish work, complete assembly, moldings, toe kick, base plates, countertop end caps, side/back splash. Supply and install medium grade brush nickel hardware knobs and handles for doors and drawers. (Cabinet bar pull handles) 4.8. Kitchen- Plumbing Prepare, convert, and install plumbing necessary for acceptance of new regulating valves, drains, and water supply. Check lines and unclog if applicable Install new 32" x 21" stainless steel kitchen sink. Install new Moen kitchen faucet. Install new garbage disposal 4.9. Finish Carpentry Install 2- 30" x 80" pre-hung doors for bedrooms. As of August 13 2025 this project is on hold. Install 2- 24" x 80" pre-hung doors for bathrooms. Install door molding trim throughout the unit including the new hung doors. Install 2- accordion closet doors to both bedrooms (48" x 80") Install new hardware to bedroom and bathroom doors. Install door stops on all doors. 4.10. Misc Items Proposed bathroom medicine cabinet, for master and hallway bathrooms, shall be submitted and approved prior to installation. Install medicine cabinets in master and hallway bathrooms. Paint entire unit in a color provided by management. Question Deadline 04/01/2025 at 4:00 PM PT Question Submission via online portal.
