Service Description: HVAC Maintenance, including quarterly mechanical maintenance of the heating, cooling system, and air handling system of TU-3 building. Examine each piece of equipment to ensure proper function and good operational condition through proper PM procedures. These include the cleaning, lubrication and adjustments of all linkages and drives. Calibrate all sensing, monitoring, output, safety, and readout devices for proper ranges, settings and optimal efficiency. Paint equipment as needed to prevent and protect against corrosion and deterioration. Repair equipment by addition of replacement parts in the event proper PMs are not sufficient. Test and cycle all units after above services have been performed to ensure proper functionality. Must be available 24/7 to respond to emergency situations within two (2) hours.
