The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Question Deadline 07/01/2025 by email at andy.smusz@tvfr.com (proposer is responsible for ensuring receipt by TVF&R) TVF&R Station 67, located at 13810 SW Farmington Road, Beaverton, OR 97005, is currently a two-story facility, is approx. 11,000-squre-foot station, and was constructed in 1998. This facility will require remodeling and footprint expansion. It is anticipated that the project building will be unoccupied during construction, however there will be a temporary structure located on the property to house one four-member response company and their apparatus. 1. First Floor Configuration a) Bay Area: Slight modification if any is expected within the pull-through bays. Additional apparatus storage will be evaluated and implemented at this site if necessary, such as steel structure apparatus bays. Infrastructure for future EV charging of apparatus. b) Current Space: The former community room, currently being utilized as a second small gym, and one half-bay will be available for building out the decontamination room and turnout storage. An HVAC system will be necessary in this area to provide a negative pressurized system at a high rate of air exchange. 2. New/Additional Outdoor Support Spaces a) Fuel Station: Added to enhance service efficiency and emergency preparedness. b) Infrastructure for future EV Charging of district electric vehicles c) Exterior 20AMP Charging Stations 3. Second Floor Features a) Kitchen - Featuring one or two islands and sufficient space to support a dual company fire station b) Pantry- located off or adjacent to the kitchen for shift refrigerators and dry goods c) Dayroom - Fitted for up to ten recliners d) Dining Area - Sufficient for 10-12 seats e) Quiet Room - To support staff decompression and recovery, as well as support privacy needs for lactating individuals. f) Gym - Sufficient size to support a dual-company station, with the ability to acclimate to weather conditions if feasible g) Meeting Room/Office Space - Configured for multi-functional use, including collaboration, meetings, and individual work. h) Bunk Room Suites - Design and construct ten (10) individual suites, complete with pass-through lockers accessible from both the hallway and individual rooms. i) Bunk/Office Suite - A bunk room sized the same as the standard bunk room suite with an office connected to the suite with functional separation from the bunk suite. j) Shower Suites - Four individual use bathroom suites to include shower, toilet and sink to accommodate personnel. k) Individual Restrooms - two to three individual restrooms with a toilet, sink, mirror, and enough space to change clothes. One of those must be located in an area on the second floor convenient for guests, but not directly located in the dayroom/dining kitchen. 4. Safety and Security Enhancements a) Evaluation for potential seismic upgrades b) Installation of six foot black chain link with slats in accordance with District standards, ensuring security and privacy. c) A motorized gate will be added to secure the back parking and bay doors. d) Additional access control will be added to the building including PIN/swipe pads and door sensors. e) Enhanced surveillance with cameras throughout the station grounds and at designated entry points. TVF&R seeks an experienced and qualified progressive Design-Builder to execute the necessary public improvement contract documents to accomplish the goals of this program. The selected Design-Builder shall perform all services and work to complete the Project consisting of, but not limited to, the necessary programming, design development, design, pre-construction services, construction services, construction contract administration and warranty services related to the Project ("Services"). Further, the Design-Builder shall perform any alterations in or additions to the Project in accordance with any issued amendments or change orders. All Services shall be done in a workmanlike manner and in compliance with all applicable codes and regulations.
