Renovation of a residential development in Lawrence, Kansas. Completed plans call for the renovation of a residential development.
The Lawrence-Douglas County Housing Authority will receive sealed bids for Edgewood unit remodel at 1600 Haskell unit 160. The scope of work and work requested for sealed bid is to convert an existing daycare unit back to 2 bedroom unit for occupancy. Work to be done will include 1. Removal of fluorescent lighting and returning to one fixture per room. 2. Removal of fire alarm system including wiring, signs and smoke detectors. 3. New smoke and carbon monoxide combination detectors will be installed per city code and should be hardwired. 4. Remove interior wall and add in approximately 5 walls to form 2 bedrooms with construction of two bedroom closets and one storage closet and linen closet. Replace wiring to make into conforming bedrooms. 5. One exterior door removed and replaced with a window. 6. Dishwasher to be removed and a cabinet base to be installed. 7. Washer and dryer hookups in unit needs to be flipped to the other side of the wall to allow for closet in second bedroom. 8. The bathroom will have toilets removed and add in a bath/shower unit. 9. Removing flooring and carpet replacing with VCT tile throughout entire unit. 10. Upgrading the electrical panel to new including grounding the panel and GFCI breakers for areas with a water source. 11. All plumbing, electrical, and HVAC will be upgraded to meet current code as demolition and rehab of construction is completed and as needed. 12. Front porch to be raised to be a zero entrance, sidewalk made to 36 inches sloped appropriately and curb cut and made into a ramp. Contractors will be required to obtain any and all permits necessary for code compliance. Contractors shall be fully bonded and licensed and meet all LDCHA insurance requirements. Contracts are subject to Federal Labor Standards Provisions, Section 3 of the Housing and Urban Development Act of 1968, and Chapter X of the Code of the City of Lawrence. All work relating to the Contract Documents requires the payment of HUD-determined wage rates (Davis-Bacon Wage Rate Decision KS20250008 (01/02/2025). The Contractor must have an affirmative action program to ensure that applicants and employees are treated equally without regard to their race, sex, religion, color, national origin, age, ancestry, familial status, sexual orientation or disability. No bid shall be withdrawn for a period of thirty (30) calendar days subsequent to the opening of bids without the consent of the Housing Authority. The Housing Authority may reject any or all bids and waive any informalities in the bids received. The Lawrence-Douglas County Housing Authority reserves the right to reject any or all bids, and to waive any irregularities or informalities therein. Minorities, Section 3 Contractors and Woman Owned Businesses are encouraged to bid. Question Deadline 07/24/2025: Any prospective bidder desiring an explanation or Interpretation of the solicitation, specifications, drawings, etc,, must request it, Requests may be oral or written. Oral requests must be confirmed in writing.
